Staff was very helpful, we mailed our luggage to the hotel and they delivered the luggages to our room before our arrival. Breakfast was great, room was clean, couple of restaurant nearby and a lawson downstarirs

Great location....only negatives was
rooftop bar was only open one night but this was due to bad weather but it was a great spot for drinks and light bites if needed with reasonable prices.
Disappointed that breakfast did not include a decent cup of coffee without charge.
Also had insufficient toasting machine for the numbers of people eating breakfast.
In room tea and coffee options pretty much non existent. Two coffee bags provided but no creamer or sugar unless you asked at reception.
No glasses provided in the room, just plastic tumblers.
Sadly no pj's provided like other hotels we stayed at in Japan.
We had a pleasant enough stay but if we returned to Kyoto we wouldn't stay again.
