"The whole place is neglected, I chose it because it looked charming and had character, wish I had read reviews on trip advisor first. No kerb appeal and looks like a building site, nothing like photos. Small shabby room, peeling wall paper, sun bleached pictures on walls, evidence of water damage on walls, flaking paintwork, three bulbs missing in bathroom lights. The room had a slip bath, so couldn’t have a proper shower, which coped with for one night. Very uncomfortable bed, saggy mattress. Neglected back garden area. Breakfast ok, but where do you get given toast with nothing but butter to spread on it?! Manager was very helpful and hospitable, seems to be doing the best he can in this run down old place, which with a bit of money and TLC could be very nice. Warning bit far to walk to city, if no car will need bus or taxi. We stayed on a Friday night and wouldn’t have called it cheap £138 without breakfast. We stay in Bath often and know this did not present good value, don’t think I will be venturing outside the trusted box next time."

"Great location for park and ride into Bath. We stayed in the main building-this was a mistake. It was noisy-the annex (where we have stayed before) is much better. Our room had a great view of the race course but unfortunately was directly above the kitchen. Kitchen smells and noise drifted up and on one occasion very loud music from the kitchen. The room needed some tlc. Paintwork very shabby. The bathroom was very poky and not very clean. The toilet had nasty staining in the pan and the outside of the toilet down to the floor had not been cleaned for a long time. There was a layer of dust on the sink pipes and the sink drained water away very slowly. The sink plug did not work. Mould on the wall/bathroom mirror was far too high and the towel ring was not usable as it had become detached from the wall. No bedside lamp on one side of the bed and hole in duvet. The steep stairs leading up to the room (particularly the handrail) and security doors were very dirty. Evening meal was good and lovely waitress. Cooked breakfast choices were good but breakfast table ran out of yogurt and had very sparse offerings. Our greatest disappointment was the bar. We went down for a glass of wine at 8.45pm (there were hardly any customers around) and at 9.20pm we were abruptly told they were locking up and we had to hastily drink and retreat to our room feeling rather embarrassed. The bar was advertised on line as open until 10pm. Not an appropriate way to treat guests. Very disappointing"
