The hotel is near a lot of underground shopping and restaurant areas. This can make navigation a bit tricky because it's not always clear if the place you are looking for is street level or below. The room was a decent size, but the beds were much closer that expected. Our room had three beds. There was a small walking space between the two larger beds. The smaller bed was touching a wall on one side and the larger bed on the other. There wasn't a lot of room for luggage, but the bathroom was a reasonable size.

Room was super clean and quiet. Great shower and bed. Our room was small (lowest price) but still comfortable. The staff is wonderful. The location is close to Kyoto station and you can walk to it underground if you can figure out the path. Please put the directions in the hotel description. The breakfast buffet was decent.
