Location was near bus stops and 17 minutes to Kyoto train station. They provided shuttle to the hotel from their check in location which is a plus. They also provided luggage forwarding service. The room was very big for 4 adults and 1 child. Will book this hotel again next time we come here.

Our stay at this place was excellent. The room was well-equipped with everything we needed, and the small kitchen was a great bonus—we used it to make breakfast, which was really convenient. The space was modern yet had a lovely traditional Japanese vibe. Everything was immaculately clean, and the location was in a quiet area, perfect for a restful stay. Communication with the property was timely and smooth, and check-in through reception was hassle-free. It is quite a walk from Kyoto station though, but busses run frequently. Overall, a great experience—I would definitely stay here again!

Great accommodation, very spacious and modern property in a great location. Check-in was very painful though due to requirement to fill in enormous amounts of paperwork, upload passport photos, etc. The check in process was more onerous than trying to apply for a visa to visit Japan...!

Our family of four had an excellent stay. There plenty of space and amenities. Convenient location and a great restaurant in the building. The only issue is that there is no staff on site, and when we went to check in we had to call someone who required that we pay an additional Kyoto tax prior to giving us the room code.

Lots of space in the family room. Clean, nice room with everything we needed. Very quiet street, near a beautiful park, two massive temples an aquarium and a train museum. 15 minutes walk from Kyoto central station. Would recommend

Had a good experience overall. The hotel is conveniently located near many eateries and Umekoji stat, making it easy to explore the area. However, there were a few issues. The air conditioning unit has a broken outer part, and the shoji screens were torn. Additionally, the Netflix stopped working after a few days. On the positive sides, the cloth drying feature in the bathroom room was fantastic and very convenient. The staff were friendly and welcoming, which made my stay more pleasant despite the issues.

Good point: the room is neat and comfortable. Bad point: the response is inefficient and too late. The staff told me that we can directly check in at the hotel site by following the instructions in an email she sent, but I neither got the email nor received a proper response via LINE talk. I had no choice but to go back to the reception counter near Kyoto station (20 min by walking), finishing the check-in procedure. There should be a more efficient and convenient way for those who may need to check in at the hotel site.

Great staff, complicated check-in

The apart-hotel was clean and comfortable. The staff are incredibly helpful and friendly. They even helped me forward our luggage to Tokyo which was so nice! We had a few challenges with the AC making a dripping sound, and the washer/dryer not functioning. They sent someone over right away and tried to fix them as best they could. Please note: CHECK-IN IS AT A DIFFERENT LOCATION. It's about 10-15 minutes away. They sent a message a few days before but we were traveling so much that I didn't catch it. (my bad) We were hot, sweaty and so ready to get to our room but then I had to shlep all the way to the check-in next to Kyoto Station. That being said, I do plan to stay closer to the station next time for convenience overall.

We stayed in this property for five nights and absolutely loved it. The room was spacious, clean, and had all of the things we needed for a great stay in Kyoto. I’ll focus on two of our biggest needs as a family of four - transportation and food. Transportation - bus stops right outside and across the street. Umekoji-Kyotonishi station is an easy walk through the park, which is a slightly longer walk than just walking along the east-west road that is just a block north of the property. It’s just such a nice walk to go through the park. U-K station is one stop away from Kyoto station and a direct line to Arashiyama. East access to all that you want to get to. Food - There is a restaurant downstairs that serves Taiwanese food. Really good! There is also a wonderful bakery around the corner in a narrow alley that serves vegan white bread, delicious coffee, and lots of other fresh-baked goods. The curry bread was my favorite. Check out Tsujiya Umekoji Kita for a fun izakaya experience. Great food and environment. Best meal we had in Kyoto. Lots of other food options around that we weren’t able to take advantage of on this trip. 7-11 and Ministop nearby. We loved this place. Great launching point for our Kyoto adventures. Looking forward to staying again.

Great place for a family to stay

A roomy unit for a family of five to stay. It is just a couple of bus stops away from Kyoto Station. It is 5-minutes walking distance to the Kyoto Aquarium and the Kyoto Railway Museum. There is an onsite washing/drying machine that you can do your own laundry. The place is quiet and clean. The staffs at the reception counter (near the Kyoto Station) is very friendly and helpful.
