Location was about 15-20 minute walk to da Jo station and 30-40 to Nishiki market. Area is quiet and lots of Konbinis nearby so that was great. Staff were very helpful and responsive when asking questions and with any needs. Only suggestion to the hotel is that the rooms have a mildew scent from I think too much humidity. Aside from that it was great
Great spot in Kyoto, on the metro but not too busy. A small boutique hotel, only 6 rooms, great for some quiet time after busy days. Didn’t eat in the restaurant, but it was often busy and smelt great.
We loved this property. It was a great blend of Japanese classic styling with modern touches. And it was in a nice quiet suburb. Absolutely recommend this place!
This hotel’s main feature is its decor. They provide no hospitality. I had to wait 15 mins at checkin before they acknowledged my presence. There was an involved customer ahead of me so I get waiting but there were two staffers there. Basically what you’re paying for is cool decor and location - that’s it. It’s not a bad hotel I just found the customer service lacking so I wouldn’t stay again.
Hotel Material was the perfect location to access all our Kyoto sightseeing. Many things on our must see list were in walking distance and transit (bus, rail, subway) were all a convenient walk away. The Hotel itself was adorable and staff friendly and helpful. A special thanks to Jeronimo who was the perfect host! I wish I could rate more than 5 stars!
All the facilities in the accommodation were satisfactory, maybe because it was a solo trip. In particular, the location was very suitable for traveling. However, the large windows on the side of the road and the traffic in the room were uncomfortable, but it's not a big problem. This is an accommodation that I will consider as my top priority during my next trip to Kyoto.
Postives: Our room was large, we had a refrigerator, it was very clean, huge shower room, Also, there is an excellent restaurant next door. Overall, we were very happy.
One thing to know: The desk is manned very limited hours. The man who checked us in was wonderful and answered all our questions. We never saw anyone at the check in desk after that. So ask all your questions when you check in.
probably the nicest hotel I stayed at in japan. The owner is there to check you in and he was so very helpful the entire trip. He spoke perfectly fluent English and was willing to help with any thing that you need. 10/10 for him alone. They also have a ramen shop at first floor which was honestly one of the best we had in japan.
Hotel material is located in such a great place. Easy walking to temples and shrines. Lovely views to the tree clad hills (very close) and easy access to buses and the subway. The front rooms (the smaller rooms) are nosy enough from the road.
The best thing of all was Geronimo the manager who was so friendly and welcoming, helpful and knowledgeable, he really made the hotel feel like a home from home. Thanks for a wonderful visit in kyoto.
Loved our stay at Hotel Material!
We booked the Mini Room/ Double Room, which was a tad tight for my husband and I, but still plenty comfortable! (We only had carry on’s and backpacks, otherwise it would have been more difficult.)
Room: 5/5. Loved the balcony. Street noise can be heard, but it’s not terrible. Super clean. Great amenities. Super comfortable bed! Slept great!!
Bathroom: 5/5. Lovely toilet & toilet room. Great shower & shower room. Nice towels & amenities.
Staff: 5/5. Great communication prior to checking in, and after checking out. The gentleman (Jeronimo) was super helpful and personable! Such a great guy. The other two individuals I encountered were also nice, but not as great of English (no big deal since I know I’m a foreigner in their country.)
The location was great, but expect to walk a lot to get to the prime locations! They let us leave our luggage on our check-out day (check-out is at 10 am) to allow us to explore Kyoto more. So nice! (Also there is no breakfast or cafe in the building anymore, as a FYI.)

Wonderful place to stay in a quiet area. Friendly and helpful staff. Large spacious rooms with comfortable beds. A short walk from the nearest train station.
Small and perfect for us, a little boutique hotel. The manager is what makes this hotel so wonderful, following his direction we had wonderful meals and drinks. The only knock is it smelt a bit milduey and it's a bit out of the way, but for us it was the perfect location
Best hotel ever, and we travel all the time. Jeronimo was so amazing. He offered advice and help for absolutely everything we ever asked about.
His service was outstanding.
Jeronimo went above and beyond to make my stay the best it could be. Whether it be through recommendations of where to go or how to get around or just well-being issues, he was there every step of the way.
I would recommend this hotel as one of the best I’ve ever been to.
I hope to be back.
