Easy check-in and check-out. The stairs are easy to navigate with suitcases because they are wide, but do be prepared for stairs leading into the main foyer and then a flight of stairs to the bedrooms.
The decor is fun. The theme being horse, all things are horsey. It was fun being brought back to my youth as a horse crazy girl.
We had the jet tub room and I have to say, as kitchy as the red heart theme is, it was the most comfortable jet tub I've experienced. Perfect for a long soak.
The bed is squeaky and very very firm. The bedding was clean, and pleasing to the skin. I was so happy to have been accommodated, with my request for no fabric softener, due to allergies.
All in all, I say this was an excellent experience and plan to book again.
I absolutely loved this Inn. It was so cozy and inviting. The amenities were excellent and the bed was so comfy. I will stay here again if I’m in the area.

We loved the horses and fell in love with them right away. The house was very beautiful and the grounds lovely to walk around on. There were people working on the house which was a bit uncomfortable as we didn't know who they were. The coffee machine did not work. The lightswitch in the bathroom not grounded very dangerous. I think the place was haunted due to something strange but other than that it was lovely. The horses I will never forget dear souls...very sweet. They loved the carrots. thank you for a lovely house.
High on charm and comfort but not “technology”, this inn is well loved, and not for the corporate traveler. The inn is on a 9 acre farm in the middle of historic Sudbury. Come to see and feed the horses, wake up in a four poster bed, and enjoy the beautiful tile & polished beach stone covered bathroom & shower (with a heart shaped bathtub!)… This is a contactless inn, you will likely not see the owners, nor have maid service during your stay. We were looking for something unique, enjoyable, and not “cookie cutter” for a two night stay…We found it.

The property is set back from the road and has an historic feel to it. Our room had a balcony which was great on a sunny day. The room was heated by a gas fireplace which was a nice touch. We were able to walk to a restaurant and bike to the Bruce Freeman bike trail which was great. The Inn felt like it needed some TLC and updating.

Picked up my key from within a used envelope with my name on it; "contactless check-in". No human contact. Continental breakfast was two green bananas, two oranges, and 4 packets of maple brown sugar instant oatmeal for a two day stay. Yes there was a coffee pot and a gallon of water in the closet and a small fridge that I couldn't figure out how to turn on. Red heart-shaped jacuzzi tub in the bathroom! Very old house, comfortable bed, quiet location.

Not what we expected
Strange experience no contact with the hosts
and breakfast items in the room were processed donuts and fruit pie. The milk was curdled not even able to get a cup of tea,so unlike any previous bed and breakfast experience.The room was comfortable and all other services available.
The farm is in a deteriorated state. The cottage is not very clean due to the old state of the building. When sitting on the deck the view is very nice except for the huge amount of mosquitos, micr and squirels.
The room was more than I expected. However the check in process was confusing. I received an email stating I was to call at least 24 hours in advance for instructions. When I called a couple days before I arrived, all I got was leave a message. I tried again as I got closer to my arrival and again got the voice mail. I became concerned when I didn't receive a return call. Upon my arrival I was left instructions with my name on it. As stated above the room was very nice. It would be even better if the check in was clearer.

Beautiful property! Inviting, cozy, clean!! Peaceful, a very quiet peaceful stay. Think vintage farm.. florals.. SO MUCH CHARM! If ever in the area again we will be back!
This was a great place to stay. Be careful with the stairs, especially if you have knee or hip problems. I would highly recommend this place to everyone.
