This is a property that boasts some of the best views from the cliffs in Jamaica. Located on the Westend there are many amenities on property as well as surrounding it. Staying cliff side is the best with most rooms having air conditioning. Make sure to stop by the bar for one of their famous drinks and enjoy some of the best food.

The views of the ocean are stunning with excellent water for snorkeling. The caves were cool to explore. The staff were kind and helpful. We enjoyed our meals at the restaurant. Definitely would stay here again!

Nice, older property. A/C worked great. Restaurant manager George is outstanding. Only complaint was no coffee maker in room as we wake up at 6am and restaurant doesn't open till 8am. No place nearby was open either for coffee.

Stayed in cottage #2 for 4 nights on the cliffs before I headed to 7 mile beach. Staff was warm and inviting. Food and drinks were good, especially the fish and rum punch! Loved the outdoor shower. The best part was opening the French doors in the morning to my private patio on the sea! And hearing the crashing waves all night from my room was wonderful. I will visit again!

Had a wonderful stay at Xtabi! The resort is beautiful, with stunning cliff-side views of the sea and spectacular sunsets. There is access to swimming and snorkeling at the bottom of the cliffs and there are interesting sea caves to explore. The staff were very friendly and helpful, and greatly added to our enjoyment of the trip. The restaurant is excellent, we dined there for most of our meals. One can easily get a taxi to see other sights in Negril, like 7-mile beach, or the front desk can help arrange transportation and tours. I highly recommend Xtabi!

Xtabi never dissapoints!

Stayed at xtabi many times over the years and never disappoints. A good switch up from staying at the beach with the best dirty banana drink there is! East to get to and safe. The best place to chill and jump off little cliff too!

It was our first time staying on the cliffs in Negril. You are kind of in the middle of it all at Xtabi, so be willing to walk or take a ride for a destination. Room was rustic, but nice. No coffee pot or tv, but had a fridge. Was able to rent a coffee pot, but not a given. We had the first cottage from bar/restaurant and was right on cliff side, view was breathtaking. Would not recommend staying with children here, road is too narrow to maneuver, ocean too rough and pool was not super kid exciting.

This place is awesome. Nice views and cottage was clean, The service was excellent too, they have a restaurant but the food is expensive and is not that good, also I bought 2 coffees for a price and the next day the same 2 coffees cost me double for no reason, so I would definitely recommend the hotel and stay but not the restaurant.

Loved our two days in Negril @ Xtabi. Walked to ricks and to shops, also lots of taxi’s near by to make it easy. Staff were so lovely and accomodating! Room was great, bathroom nice and clean and with a big shower. No Limit bar up the street was our favourite spot! The gentlemen there are very lovely, friendly and helpful to us. Must visit do staying near by. Caves @ Xtabi are super cool! Only tricky thing is checking out early as can’t get the key deposit back (we checked out before 8am And forgot to organise in advance so our fault!) but is only $20 so no biggie! Can’t recommend enough. Lovely lovely staff :)

The cliffs and the swimming are fantasic. Our room was basic with lots of deferred maintenance. We had exposed electrical wires on the front deck and no hot water. BUT, the view and location were fantastic. (if you like it rustic). The restaurant was so very slow as to create uncomfortable tension with the customers, but again...we were looking at the moon over the ocean. We slept with the doors open in the sea breeze and went for a swim in the moonlight. Please get the maintenance and hot water going and it will be a 5 star place at a reasonable price.

In summary for my December 2023 stay based on what I view as pros/cons: Cons; the listing photos made it seem as if there would be a view of the ocean but no view or sound of the ocean from the room, listing photos are very outdated as room is very rundown, no hot water, shower head is approx. 5' 5" tall from floor, no A/C (uncomfortably hot in room at night), sink faucet needs replaced, road noise all night, toilet leaks water on floor, bed is very firm, and can see through exterior walls in some places. Pros; restaurant/bar across street is nice, safe parking if driving, beach towels for $20 refundable deposit, feels safe and secure, maid service made bed every day, bath towels soft and replaced daily, Wi-Fi, and ceiling fan helps some with the heat.

The only positive about this place was that it was cheap and the room was fairly clean. It was farther from where we wanted to be than I realized - my bad. The room was across the street from the water, which was not clear when we booked, as the rooms shown in the ads are right on the water. The entry doors to the room had only a basic washroom privacy lock on them - nothing secure. I honestly thought that when we returned from dinner the room would have been broken into and ransacked because drug dealers were standing at the curb harrassing us as we crossed the street to the restaurant, so they knew our room was empty and there was no visible security. The room doors also had huge gaps around them, so privacy and noise were an issue. There were a few mismatched, disposable, bent and broken hangers on the rack. The water came out of the faucet as though it was a fountain - hard to explain, but bad. The smoke alarm was missing from it's bracket entirely. We did not sleep because there were dogs barking nonstop and motorcycles racing up and down the street all night. It felt like we were lying on the side of the road. When we attempted to open the window drapes in the morning, the curtain rod came out of the holder and fell down across the window. Luckily we were only there one night, on our way to a great resort - whew! I should add that the restaurant (which was across the street) has great views and the food and service were good.
