Its a very old building with lots of character which I like a lot - perhaps not suitable for some who wants a "modern" hotel. The host is wonderful & the breakfast was fantastic!
Our host was very welcoming, the room was very comfortable with everything we needed and the house and furnishings full of character in keeping with it's age. Breakfast was excellent.
Brilliant! Warm and cosy room, despite absolutely grotty weather outside.the bed was really comfortable with a great mattress and breakfast was fantastic. It was really good if out host to prepare it early for us, since we had to be up and off sharp. We also enjoyed meeting the in-house dog and cat ❤️
The bed was so comfortable after a long journey! The shower was hot and the neighborhood very quiet. We never knew other guests were here until our breakfast and David was very accommodating and gracious and we enjoyed dining with the other travellers. Breakfast was delicious and Figgy the spaniel made us feel very welcome as well!
David was super helpful and communication easy via what’s app.
Location lovely and easily accessible to bus into city and local village. The Spylaw Inn for dinner was fabulous and food delicious. Full English breakfast included in the dining room was also wonderful.

The owner is a welcoming, kind gentleman very accommodating about arrival and departure times. The place gives you a sense of staying in British B&Bs 50 years ago, that is, it’s definitely an older place, with some quirky, mismatched elements that can be charming. The important elements—bed, bedding, and bathroom—were clean and comfortable, and the place was affordable and convenient for driving to the airport early morning. We had to leave too early to be able to enjoy the well-reviewed breakfast. There were some parts of the room that were not particularly clean, especially a hair dryer that was sticky and, as a result, had bits of hair plastered all over it.
I enjoyed my stay there very much. The man who runs the bed and breakfast was a very kind and generous man. Great value for the money!

This was the ideal place for my two week stay in Scotland. The location was perfect because it is within walking distance of my sister's home and close to bus stops that take you everywhere in the area. David was a delightful host and I felt very welcome and comfortable.

I had a good stay here. The hotel is on route of 44 bus to Balerno. The bus ride is around 30 min to Princess Street and buses run every 15 min. The bedroom was nice and the bed was very comfy, I slept beautifully! I prefer old fashioned, quiet places over modern and very busy hotels so the Spylaw Bank House was perfect for me. The price is also very reasonable compared to expensive places in the city centre and breakfast was included.
