We absolutely loved this place all in all. The location was perfect with everything walking distance. Metro literally outside the door and the main station being 10 min walk away. We would recommend this place 100%. The only two things would be the walls are thin but only for the common areas so wasn’t the biggest issue. The shower would flood out the bathroom and wouldn’t dry out before the next time

Staff was friendly and helpful about restaurants nearby and getting around. Room and shared areas were cleaned. The walls and doors are thin so it was easy to hear people coming and going, and doors slamming shut. There wasn’t much hot water either. It was fine for two nights in Rome and at the end of the day you get what you pay for. I would suggest bringing ear plugs for sleeping.

La calle en la que se encuentra el edificio es MUY fea. Está muy lejos de todos lo turístico. Por el precio recomiendo quedarse en otro lugar. La host es muy amable sin embargo el precio no incluye limpieza de cuartos es extra. Cuestión que no me parece. De igual forma se cobra mucho a la llegada para permitir hacer el check in pide un depósito de 100 EUR o aprox pagar 25 EUR si no quieres dejar depósito. Da agua y café ilimitado eso me pareció muy bueno y la propiedad al interior está muy cuidada y bonita.

Our room was okay. You get what you pay for. Paper thin walls, crappy WiFi. Shared common area with other guests. Bare minimum. If it’s your first time in Rome, and you’re looking for the tourist Rome Experience, go somewhere else. The area is not very safe and not many good places to eat or shop. You have to walk a bit north to see all the typical Rome tourist attractions. We used this only to sleep before our flight because it was cheap and close to the airport shuttle.

La habitación es muy espaciosa, con un baño de gran tamaño bien equipado y funcional. Milena fue encantandora, nos transmitió calma al llegar (el traslado desde el aeropuerto puede ser un poco estresante) no explicó todo sobre la suite y nos dió tips y recomendaciones muy útiles. La propiedad tiene una gran ubicación pero puede ser un tanto intimidante llegar en la noche, sin embargo, el edificio y las suites cuentan con sistemas muy seguros.

The property was very safe and secure for me and my family. The property itself was well placed from street level allowing us quick access to the Metro and taxi services (although all the main tourist sites were at most 1 hour walk away - so if you prefer to walk you can!) Our host Giulia was fantastic, communicating well in advance of our arrival and providing is advice and assistance for everything from places to eat to extra services for our stay! Would definitely stay her again! Ciao Bella! Until next time!

La struttura su Expedia ha una valutazione di 4 stelle, ma personalmente ritengo che ne meriti a malapena una. Già dall’ingresso si parte male: il portone principale si apre con enorme difficoltà e ogni volta c’era la costante paura di rimanere fuori senza riuscire ad entrare. Per accedere alla struttura bisogna usare un codice per il portoncino al piano, mentre per la camera viene fornita una chiave manuale. La stanza era grande, unico vero aspetto positivo, ma purtroppo i problemi non mancavano. Dalla fessura della porta entrava luce e si sentiva chiaramente qualsiasi rumore proveniente dall’esterno e dalle altre camere, con pochissima privacy. Il cambio della biancheria avviene ogni 4 giorni, che personalmente trovo un intervallo troppo lungo. La finestra della camera dava su quello che veniva definito “giardino”, ma in realtà era uno spazio esterno coperto da un telo antipioggia. Tenere la finestra aperta era praticamente impossibile, perché chiunque avrebbe potuto guardare direttamente dentro la stanza. Anche il bagno è risultato molto più piccolo di quanto sembrasse nelle foto. La pulizia generale lascia parecchio a desiderare: doccia non proprio pulitissima e divanetto pieno di macchie di dubbia natura. Personale cordiale. Nel complesso, esperienza deludente e molto diversa da quanto mostrato online

I would have given this place 5 stars if I had not been double-charged. We stayed here for two nights via Expedia (September 29 and 30, 2025), and I made the full payment to Expedia on June 27, 2025. Everything went smoothly at first — the location and facilities were great. The trouble started the day before our arrival when I was contacted by Milena, the hotel administrator, through WhatsApp. She asked me to fill out a link to get our virtual access code. That’s when I realized this was actually an Airbnb, not a traditional hotel. At first, I declined to share my passport and credit card information, but later I thought maybe it was just for a security deposit and decided to complete the form. Unfortunately, soon after, I noticed I was charged €125 twice. I immediately contacted Milena, provided screenshots of both charges, and explained the situation. At first, she seemed helpful and said she would contact her company — but later, she stopped responding and claimed there was no double charge. After returning home, I had to reach out to Expedia for assistance, which caused a lot of unnecessary stress. I strongly advise other travelers to be cautious when booking this property. No guest should be penalized for trusting a place that turns out to operate like an Airbnb. I’m still waiting for Expedia’s help and truly hope they resolve this fairly.

The room was amazing, clean, spacious and well located. The place is close to the coliseum, only 20 minutes walking. Also there are places to eat and buy groceries close by. The staff was helpful, they sent us the information super detailed so we wouldn’t struggle to get in the house. All questions were resolved fast. 100% recommended.

Milly, la anfitriona muy servicial y el guest house estaba decorado muy bonito. Sin embargo, la habitación tenía polvo en muchas áreas incluyendo los aires. La ducha tenía limo. Añado que las afueras del building y el acceso a la propiedad fueron terrible. Fue nuestra primera vez en Roma, pudo ser mejor el alojamiento.

Beware of Extra Costs and Lack of Response

Be very careful with the extra charges here. They require a 30€ cash fee if you check in after 20:00. For the deposit, you’re asked to use a third-party app that adds an extra 3.5€ fee. I asked for these charges to be included in my invoice during the check-in and followed up three more times over the next two weeks after leaving, but never received a reply. Communication is also poor. They insist on using WhatsApp only instead of the official booking platform (Hotels.com in my case). After checkout, they stopped replying altogether. They answered the phone once, only to tell me to send a message on WhatsApp, but I have received no reply. The property itself consists of several room apartments on the same floor. Unfortunately, the noise isolation is very poor, you can hear everyone entering or walking through the hallway.
