Very friendly staff, the room was in great condition. It was such a pleasure to stay here.
Great location with busses outside the guest house direct to the City Centre every 5-10 minutes.
On-site parking which is great also but limited.
Its quite self-service as there isnt anyone to greet you are just left a key and have to phone them up when you arrive.
Take your own towels as there were none left for me in the room which I found strange.
Lovely guesthouse in a quiet upscale area of Portabello. 15 min walk to the sea and shops. 10 min bus to the Edinburgh Center 2,20 for the bus. We ubered it at night 9,80. We had a 1dbl/1sgl room 3 adults. Small but cozy. Free parking on site depending on bookings.
Lovely stay owners are wonderful people, convenient as it connects on to most areas we wanted to visit, would visit again.

It would have been nice to have a proper stand up shower. The bed was comfortable & the breeze through the windows made for a refreshing night’s sleep.
Beautiful room! Right on the bus routes. Only downside is that when arriving you need to call the owner to check in, but being from Canada we didn't have the ability to make local calls and no one replied to us on Expedia chat either. But otherwise and amazing place to stay!
Very little parking available, very hot rooms,
small rooms, not enough room for luggage.
No amenities, coffee only 1 of the 3 days we stayed.
Good locations, available buses. Close to Portabella Beach.

As usual for Edinburg Guest houses, the value for money was rather poor. Pros: spacious room, good beds, everything was clean. Cons: no parking space as stated in the booking, no breakfast (!!!), the bathroom was designed for disabled people, so the sink was much to low; teeth brushing wasn't possible for "normal"people.
Standard b&b. Good stay for the price. We were comfortable and taken care of. Early check in was allowed for 30 euros. Handful of breakfast options including porridge and cereal. No running water to wash anything in the kitchen area. Grocery store not far away. Transit was easy to get into the city. Just took about 20 minutes or so depending on traffic. Overall good stay and great way to see a bit more of daily life outside of the busy city centre.

Their listing said daily housekeeping. We stayed for 3 nights and did not have any housekeeping. You can catch multiple busses right out front but there are limited options close by. There is a nice grocery store within a block. The majority of the closest restaurants are near the beach which is 15-20 min walk. The proximity to the beach is nice though.

Interior facilities were in a new addition. Showers were nice. Easy access to bus. Rooms were small for the price paid. Photos of dining room and parking did not represent what was available on site. The exterior of the site was not clean due to construction.
Very good location for the price, not too far from the city center. Close to Portobello Beach. Clean. Nice bigh bathroom with a bathtub, not in the room as stated in the booking, which I did not mind as I only stayed one night. Would come back.
The stay was suitable for our trip, the room was clean. The only thing I would like to add is that the facilities just need adjusting e.g more toiletries to be offered, and things like a iron to be added downstairs if you did need them, and the door slams so maybe a clasp or something to be added to make it quieter for other guests.

Modern room
Host friendly when we arrived. No parking - only had 3 cars on front. Could park our car for free across the road. Believe was a school car park. We entered the building from a side door to the new part of the building. On entrance was tea/coffee making facilities for all of the room (think 6 rooms?)Room new, modern and well decorated including bathroom. Room (20) not huge but adequate for 2 nights. Was at the front of the building so had to shut the window in the early hours because of traffic noise. Bus stop very close and easy to get into Edinburgh. I would book again.
The guest house was amazing, quiet, and clean on the bus routes to into Edinburgh, there were a co-op and hot food options within walking distance also a beach not too far. The host amazing and attentive. I will definitely book again.
