The parking was tight and I have no idea how they could monitor who had a parking pass
It would have been nice to have the sheets "refreshed".
I will give credit on having a beautiful view
Quaint, quiet place in a great location. Can walk one way to get to town and the opposite for spectacular views of the ocean and amazing private residences. Enjoyed our stay very much and our dinner at the restaurant next door.
This is a very charming property near the Kennebunk River. Rooms were spacious and comfortable. Bicycles and kayaks available on site. Restaurant on site. Nearby the quaint downtown shopping area. We had an amazing stay!
Clean place. Friendly staff. I wasn’t a fan of the flavored coffee in the morning. Would be better to have regular coffee and flavored creamers as an option for those who want flavored coffee
Mables is absolutely a great place to stay!!! The staff are amazingly friendly and helpful. Mables restaurant such a convenient spot and wonderful food.
We look forward to seeing them next year.

Entry to front door and room was key less which was nice. Room was nice and very clean. Communication with host was rapid and pleasant. Only wish was that there be a coffee machine in the common area. Would recommend to others
Had a fabulous stay at Mabel’s Place, comfortable, accommodating, clean. Great location, walking distance from the square and harbor, next door to their incredible restaurant. Enjoyed use of the bikes or just sitting on the back facing the river. Above all, the staff was outstanding and provided all the info on the area. We’ll be back.
We stayed at Mabel's House for 2 nights. It was a perfect quaint inn. Very well maintained and clean. The staff was very friendly. We ate at Mabel's Lobster Claw and at Ocean for dinner. Both were delicious. We kayaked the River and stopped at Federal Jacks brewpub for lunch. The lobster bisque was amazing. Kennenbunkport is a delightful town.

Clean. Quaint small room. Bedding could use updating.
We enjoyed our stay. It was quiet and an easy walk into town. Due to our late decision to travel we were only able to get a small room. While the room was nice the bathroom was tiny with zero counter space. It was very convenient to have coded doors and not have to bother with cards.
The people were professional and pleasant. We opted out of the continental breakfast.

Very quaint! Used the bikes but tires needed air and my husbands bike chain kept falling off. A bagged breakfast was different but still enjoyed it. Would recommend.
Had a wonderful stay at Mabel's House. Contactless check-in was very easy, room was very adequate, staff was very pleasant, and it was in a great location (close to the beach, shopping, including a convenience store next door, and dining). Would certainly come back!
Note that it is located about 3/4 mile from the Kennebunkport town center, which is walkable, but we tended to drive and park in the main parking lot in town to have additional shopping and dining options. I saw shuttles running, and believe bicycles are available from the hotel as transit options into town, but we never used them.
I remembered this property when it was the Green Heron years ago. Famous for its breakfast. It is now a delightful, clean and quiet BB/small hotel.
The room was perfect and had the most comfortable bed with lovely linens, bathroom had great walk in shower. The continental simple breakfast was perfect - yogurts, juice, coffee and yummy muffin. Only suggestion - change the old dining gallery to a living room for guests to relax in, read a book, chat etc. Please do not ruin the ambiance of such a sweet stay by putting in a restaurant into that space. Presently it is a hidden gem where I had a lovely night’s sleep.

Pros: easy walk to the beach, dining options around the area, walkable to town for some which we liked. Safe area. Good sized room.
Cons: nonexistent staff, no welcome, nothing they are all across the street at the breakwater.
Room 42 is extremely noisy. Ice machine that the kitchen staff use for breakfast begins at 6:45 am. Doors slamming, ice being filled and broken every 5 mins. So if you don’t need to sleep past 6:45am… by all means. Not sure about other rooms. But that was not ok.
Exterior of property, great porch and chairs to relax in until dusk when Mosquitos hit. But that’s nature but nothing to stop the bugs. King size bed was not comfortable. If you are over 30, bring Advil for your back.
Wouldn’t stay there again but would stay near there.
