We had an excellent stay! My husband and I needed a quick 24 hours away and we had a great stay. Location was amazing. My only suggestion is to wipe down the banisters going up the stairs.
I can't wait to visit here again. We had an oceanside room and it was amazing. The restaurant is solid which is good because there isn't a whole lot more around. There was an emergency situation when were there and they handled it expertly without interrupting the joy of our travel. I'm still missing the sound of the ocean with the windows open. Like I said at the beginning, I can't wait to go to the Tides again!

Staff was great and location was fantastic. The room itself was terrible. I paid extra for a queen ocean view room. The picture of the queen ocean view room on the website had three windows. Our room had one tiny window partially blocked by a roof corner and had no screen so we couldn't open it. The room was the most expensive hotel room I've ever booked and was also the tiniest hotel room I've ever stayed in. The room and bathroom were very cramped. I'd never stay there again. The property is owned by a greedy hedge fund out of NYC.
Please read: I am conflicted about my review. I want to give the most detailed review I can to dissuade travelers like us.
1. This is NOT a boutique hotel. You are not going to get the quiet, relaxing, special treatment that you get from a true boutique experience. This hotel is the only place in the area that offers food and drink, therefore is extremely popular and crowded at all hours of the day and into the late evening. You, as a guest, do not get preferential treatment. If there is no space for you to have a meal or a drink, you don’t get one. This being said, the front desk staff made an extra effort to get us a table at their sister property 1.5 miles away, as we were visiting for our anniversary. However, you cannot expect to come in from dinner and have a nightcap at your hotel. In fact, there is no place to even sit and enjoy the evening because the bar and front porch are crowded with non hotel guests.
2. It is VERY loud. You can hear everything from dinner guests and drunks at the bar, to the people in the room next door having noisy s*x. I finally had to knock on the wall… Also, there are children everywhere. Most boutique hotel experiences I have had have had minimal children. This is not a couples destination. Don’t go to The Tides if you’re expecting a nice romantic getaway.
3. Our room was filthy. I suffer from an autoimmune condition that affects my lungs. There was black mold in the bathroom. I cannot finish this because I’m out of characters. Just dont
Amazing location on Goose Rocks Beach. They provide chairs, umbrellas, kayaks and SUPs for use at the beach. Pretty quiet room. Great design and fun artwork in the public spaces. Muffins and juice delivered to our room in the morning. Bikes available for guests. All made for a lovely stay.
The Inn is very quaint and the ambiance is very beach like.

My wife and I just got back from a 3 night stay at the Tides and were so disappointed. We spent $1,500 total for a king "coastal view room". Our room was a closet you could barely walk around in. The main window faced a side street and the side window had a tiniest view of the water in the distance you could imagine. There was a small crooked tv on the tiny dresser. The bathroom was whatever. The first night when trying to sleep, the AC was so dull and barley working, the room was a sweat box. I was up at 2 am with the remote standing in front of it trying everything to get it cooler. My wife was up about every half hour bc it was so hot- one of the worst nights sleeps we've had. The next AM, I talked to the manager not only about the AC but about how disappointed we were with our room, from what we were led to believe we would get. The manager did absolutely nothing. "Sorry I'll have someone look at the ac but that is a coastal view you can see the water can't you?" I'm paying you $500 a night to stay here and that's the response I get? Not even let me look into what I can do for you? Wow. The included breakfast was a lunch box dropped off every morning with an Uncrustable PBJ sandwich and an orange juice. The restaurant/bar were closed every night we were there. No staff to be seen after 7 pm. $500 a night for this? Never again. The location and Kennebunkport are beautiful but I will never go back to this hotel. Waste of money!
Our stay at The Tides was fine, the location is great and they did a nice job with Covid related concerns. However, we went during the week and after Labor Day and spent $600+/per night on the room - definitely not worth that. I might feel differently if use spent half of that. The bathroom is tiny, no place to put your toiletries, no bathrobes or special amenities. I had mentioned ahead that we were celebrating a special occasion - not even a welcome note. The wall paper is peeling, carpets are stained, and AC unit was really loud. The view was beautiful (it’s right across the street from the beach) and the food at the restaurant was good.
Good mix of tranquility and activity. Secluded beach area. Large porch for relaxing and coffee/drinks. Lobby fireplace, cozy. Lots of walking and bike riding. Close to a quaint shopping area and eateries.
This is a beautiful place set right across the street from the beach. It was a little late in the season but was so much more pleasant than the 100+ weather we fled from Texas. Service was great staff was friendly and professional and the room was perfect. I highly recommend this to couples that want exclusivity and refinement.
I love this Inn. It was our first stay here. We had a corner room with a direct view of the beach as well as a side view looking down the beach. The room was well appointed. The room did not have a closet, but instead an armoire dresser. It worked for us. There was shelving in the bathroom and hooks by the door so we had no problem with storage. We loved the convenience of the beach and all the amenities that were available there. One day we went to Hidden Pond to enjoy the pool, have lunch, and go to the spa. We liked the convenience of having the shuttle between the properties and the supper shuttle that was available each day to get to town or to some other restaurants. The Restaurant at the Tides was very good and we enjoyed happy hour and snacks at the bar. The staff was friendly and accommodating. I look forward to my next visit.
