We had a turret room with large windows affording a nice view of the ocean at sunrise (the leaves were off the trees over offseason holiday weekend). Very clean, attractive buildings. We were initially confused about the office location but staff were easy to contact, super responsive and accommodating.

If you’re looking for a historically scenic and rustic stay, this is your place. We stayed in the main house that was decorated in the time period, which was so neat. Given the age of the building and our road-facing room, we had some traffic noise, but it wasn’t too disruptive. It’s definitely a summer beachy town, so many of the restaurants were closed at the time of our arrival. We walked around downtown, but had to head out of town to eat dinner. However, the morning continental breakfast provided multiple options and was better than expected!

Overall good! Would like to see improved breakfast If you stay longer time you would like to see some different items for breakfast. Choise every breakfast was: scrambled eggs, potatoes, sausage, pop tart, bread, one kind of muffins, fruit cup, one kind yogurt, cereal one kind. No juice and oatmeal at all! Need variations for breakfast. Would be nice to see some other items, like : bacon, boild eggs, waffles, pancakes, oatmeal , more pastries, juices, different kind yogurt and cereal.

Nice place to stay. Bathroom was clean and water was hot but bathroom itself was cold. Room was nice and also warm. Bed not that comfortable. Nice quiet place to stay. The only reason I would not return was the comfort level of our mattress. Other than that it was a great place for overnight.

We arrived at 7pm. Then are met with sign in lobby to go next door to a black door to check in. At the black door was a sign to call a phone number. Then was told to find the black mailbox that had an envelope with my name and instructions and a key to our room. Found the mailbox, not easy in the dark and property not well lit. Room is in a bad need of renovating! The wallpaper was peeling away from wall,baseboard was separating from wall and dirty, the shower curtain was all moldy on bottom, toilet seat had a large spot worn down to the wood, only 2 flat pillows on king size bed. Breakfast was served at inn next door you have to walk to. I could go on, but I think you get the point. Would I stay there again?NO!!!!

This is a very well maintained and restored B&B that is located walking distance to the beach. Our room on the 1st floor had a lot of space and was very clean. There is no staff or housekeeping present at the B&B. Check in is done via directions listed on the front door. There are two other smaller B&B properties adjacent to the main B&B that are owned by the same proprietor. The office is located in one of the smaller properties but most of the time no one is there however if you call the # listed on the door, someone will answer. I would recommend this B&B, it’s very well kept and the rooms are nice and the location is great, They just have to be more informative with their check in policy, like texting or emailing check in instructions to customers.

There were multiple properties at this site. It was confusing bc we didn't actually stay in the Old Orchard Beach Inn. Some beds were comfy, but 1 was not with my daughter feeling springs in her back. I stayed at a B&B so my grown kids would get to experience one hoping for a much more personal experience ...a warm greeting, more personal and good breakfast. They did not. The breakfast was cold (even tho an attempt was made through warmers) and left out to serve yourself. Items weren't refilled even tho 8 or 9 of us came down to the dining area. It was the last 30 minutes of serving. Walk to the beach was closer to a 10 minute stroll.

I’ll start off with the good, it was in a very convenient spot and easy to get anywhere you want on old orchard beach. I liked the idea of the historic idea of the buildings. The negative, it was very unclear where the office was for the particular building we were in, the breakfast was hard to find with no direction or map of where it could be, the breakfast was mediocre at best. The room at peeling wall paper and the air vent was loud and could not turn it down. The shower curtain was black at the bottom and very dusty under the bed. Only reason for 3 stars was parking was good and very convenient to get where you wanted.

Overall ok,but could be improved with small effort

We checked in after hours. Key was left for us where they said it would be, but the information regarding the building room was confusing. It would be very beneficial to include a map showing where every building is, as the "Building #20, Room 6" does not really help, especially late in the evening. Room was clean, but there were some items in the fridge left over by the previous occupant which means the cleaning procedure was not exactly followed as it should be. Breakfast was ok, but start time at 8:30 was a surprise, but we worked around that small inconvenience.
