Don't stay in Room No.1!!
Staff very helpful and pleasant but our room, (no.1) was located immediately behind reception and we could hear everything from the desk so I assume they could hear everything from our room which made us uncomfortable. We put the 'do not disturb' sign on our door but the reception staff were very noisy from around 7am including singing! Mattress poor quality- could feel the springs but I suppose that is reflected in the price. If you are happy with basic facilities at cheap rates then it's fair enough. I wouldn't have liked to have stayed more than 2 nights.

Sasha the receptionist was very helpful when I arrived I discovered I had left my phone and credit card in taxi. Sasha rang the taxi companies and let me ring my husband, she also contacted my daughter who was coming to stay with me.

The property is very near the beach and the coty centre where most restaurants are located. We were greeted by a friendly receptionist who showednus our room. The room we had seemed to be newly renovated which is very good. We only stayed for a night and never had any problems from checking in to checking out.

The room was pleasant and clean and the staff were friendly and helpful, making the most out of our stay. It was in a perfect location as it is walking distance to the lanes and the seafront, yet also in a quiet and safe location. It was a perfect choice to stay affordable and discover Brighton. The only downside was the heat at the time but the staff provided fans and still provided a great experience.

Hen night getaway
Amazing hotel! Polite and kind staff! Needed a last minute saviour for a hen night accommodation and this place was a needle in a haystack but such a good find! Reasonable price, staff were very nice and had no issues with us being a hen group with decorations for the room etc

Really lovely room, the staff were friendly, kind and helpful when we checked in. Conveniently situated for the town and beach and a 20 minute walk tocthe station. Would recommend.

Needs a good deep clean
We had to change rooms as the 1st room we had was not to the standard. Shower door broken, usb plugs not working, bathroom sink was in the bedroom, broken chair and overall needed a good deep clean. Having being moved to another room we found there was more space and better laid out room however there was a shocking amount of dust that set off my allergies along with mould in the bathroom shower. Not a great experience but appreciate that they were willing to try and satisfy our issues by moving us from the first room.

Really great location, near the sea, a lovely part of town, everything you need on your doorstep abd around a 20 min walk from the train station. The property is absolutely fine for somewhere to sleep. Nothing special but perfectly functional.

Great price and great location for walking to the beach/pier also nearby St James street good for restaurants/shops.Parking is a nightmare as few spaces around and all residential permits.I parked illegally as not prepared to pay Hotel price for permit but even if you have one finding a nearby space difficult. Very mild for December and room was too hot for us to sleep so we opened window which was fine until around 1 in the morning woke up due to strong smell of Marijuana coming into room from some one smoking below! I presume from guest smoking out of his window as it says anyone smoking in room will be charged a fine. We loved Brighton and due to the low price we paid for this triple room think we got good value despite tiny bathroom and uncomfortable extra bed .Staff were friendly

Limited arrival window before 19:00
Be aware of limited reception hours and check-in times. You must make arrangements to arrive after 19:00. We made the booking at 18:35 and mentioned that we were several hours away. There was no mention made by the reception desk person of needing to arrive before 7:00 or there would be no one to check us in. We received confirmation with check-in instructions at 20:00, which was after it was closed. We were able to enter the lobby upon arrival and there was an after hours emergency number. All that was accomplished was after waiting an hour in the car, we were locked out of the building with no response or help. Also, they will not refund our payment. That is a very poor way to do business and poor customer service. Had we been informed about needing to make arrangements for a late arrival, we would surely have done so. Not being informed of this unusual check-in availability was not our fault and should be mentioned when inquiring about the availability - especially when it's so close to reception desk closing time.

We stay here regularly and it is perfect for us. Lovely room, very comfortable, nice decor but affordable. The parking is free after 8pm and before 9am but spaces can be tricky to find! The staff are lovely and very accommodating. They even informed me when I booked for the wrong day so I could change it! Thanks to all for making our weekly stay so lovely :)

Perfect for a small family.
Our Family Room was very modern. And pleasant it did get very warm even tho it wasn’t a hot day, but they did provide a fan in the room that kept us cool. It was closer enough to town that you can easily walk but far enough off the busy street that you couldn’t hear the party goers. They had Netflix in the room too so we were entertained in the evening with the littlen.

Staff very nice. Manager was really polite but he has a job on his hands. Yes smell of paint and hallway always had ladders and rugs everywhere but it is going to take more than a lick of paint. First impression from outside, dirty and disgusting. My heart sank when I saw it. Room, well the blind I wouldn't even put it up in a shed. Bed really comfortable. Small bathroom, I didn't use the kettle it didn't quite look clean always bought out. Windows grubby. I suppose you get what you pay for. The pictures advertising this hotel is definitely not what you get. Manager very pleasant but that is as far as it goes. Good luck 🍀

Stylish hotel but that's all it is, it's just all surface level. When you start to use things they don't work like the both the door to the room and the bathroom door was an absolute joke to close. The shower was like somebody dribbling on you. The staff are friendly although never there to speak to. I phoned the owner to as him about breakfast and more toilet roll, he didn't pick up. Phoned me back later but not about the call I had made to him but to promote and try to sell an appointment in the spa. Don't bother staying here unless you like annoying doors and annoying staff!
