Room rather small / Gate across French doors hanging off / Decoration only poor DIY standard Dog constantly barking in basement area rather than walked / water at sink very slow / Electric shower ok but shower tray very slippery / Hated the self check-in rather than pay someone to meet & greet / I think there’s better value to be had elsewhere

The hotel is well decorated, clean and the bed is comfy. However, it's extremely overpriced for what it is. I stayed one night in the tiny single room which is TINY. It smelled strongly of drains and the room was very stuffy. Also worth nothing that the rooms are not sound proof so you can hear every time someone comes up the stairs, talking next door and the traffic and night life outside. So much that they do provide ear plugs (which I was grateful for) Check in was easy enough and decent location.

Nice room very quiet away from the main part of Brighton. Only negative was the shower, was either freezing cold or boiling hot, no in between. That being said would definitely stay again.

Lovely room and perfect location . Amazing for the money . The only one thing was the mattress was sooo soft but that’s just a little thing . Room was very clean and the lady who was there was very helpful and friendly

The lied about having private bathroom there is a bathroom out of your room upstairs you have to leave your room go upstairs to get to there it’s the most ridiculous thing I’ve ever seen, they have to mention it then you can decide whether book it or not. It has even the same price with the normal rooms(with the toilet inside)

The room was pleasant and clean and the staff were friendly and helpful, making the most out of our stay. It was in a perfect location as it is walking distance to the lanes and the seafront, yet also in a quiet and safe location. It was a perfect choice to stay affordable and discover Brighton. The only downside was the heat at the time but the staff provided fans and still provided a great experience.

The property is very near the beach and the coty centre where most restaurants are located. We were greeted by a friendly receptionist who showednus our room. The room we had seemed to be newly renovated which is very good. We only stayed for a night and never had any problems from checking in to checking out.

Sasha the receptionist was very helpful when I arrived I discovered I had left my phone and credit card in taxi. Sasha rang the taxi companies and let me ring my husband, she also contacted my daughter who was coming to stay with me.

Not worth the money.

Not worth the money at all. The rooms are smaller than advertised on your website. The inrernet service is variable and TV doesnt work properly. Entering the buidling is not easy or clear. There is no front desk. You rely on email or calling to speak to someone.

Don't stay in Room No.1!!

Staff very helpful and pleasant but our room, (no.1) was located immediately behind reception and we could hear everything from the desk so I assume they could hear everything from our room which made us uncomfortable. We put the 'do not disturb' sign on our door but the reception staff were very noisy from around 7am including singing! Mattress poor quality- could feel the springs but I suppose that is reflected in the price. If you are happy with basic facilities at cheap rates then it's fair enough. I wouldn't have liked to have stayed more than 2 nights.

Needs a good deep clean

We had to change rooms as the 1st room we had was not to the standard. Shower door broken, usb plugs not working, bathroom sink was in the bedroom, broken chair and overall needed a good deep clean. Having being moved to another room we found there was more space and better laid out room however there was a shocking amount of dust that set off my allergies along with mould in the bathroom shower. Not a great experience but appreciate that they were willing to try and satisfy our issues by moving us from the first room.

boutique look and comfortable Modern and clean A good range of facilities On bus route to town centre - Really difficult to locate, no name on door so it's not clear even if you get to the house number if your In the right place. The automatic check in on the door was hard to use particularly on an evening as there was no porch light. It's not Ideal having no onsite reception as if you encounter problems with things you aren't able to address them in person and rely on a phonecall. Guests in the room next door were really inconsiderate , up talking till 4am. Ignored requests to quieten down so given noise was clearly heard through the walls it made it really difficult to sleep. I didn't get much sleep as a whole overnight. There were a few things in the room needing attention e.g. a wire poking out the wall in the room, limited plug sockets at normal height ( nowhere to plug kettle or appliances in) , could do with a mirror on the wall 😄 n the bedroom and a bin in the bathroom. A plug socket on the wall near the bed was not very secure. Door handle on inside of bathroom door broken. Poor shower power. Is okay for one night if you want a cheap stay somewhere but I'm not sure I'd stay again.
