Dingy! The walls were very dirty with stains and dust on the walls. Quite a dark room. Bathroom with separate toilet was nice. Smoking smell in hallway (despite booking a SMOKE FREE room) wasn’t pleasant. The staff was kind to let us keep our bags in the lobby before our check in and after our check out. They had soda and coffee and tea free in the lobby.
Great location overall to get away from the hustle and bustle especially during peak seasons. Short walk to Meguro station for quick trips to all the key stops on Yamanote line. Hotel was modern, clean, and served us well. Small rooms, but that’s expected - you’ll only be there for a good nights sleep after exploring the city. Would stay again.
The staff was amazing and very friendly. The front desk spoke English very well, as someone who has very limited Japanese. They go above and beyond with their service.
The room was also very clean and comfortable.

Good location near Meguro Station and Yamanote line. Lots of restaurants nearby. Sewer smells in hotel. Beds are punishingly hard. Can’t send luggage ahead to next destination from the front desk. Have to go to the local convenience store down the hill.
Hotel is fairly nice.
Was thinking it is a bit overpriced, but not a bad hotel.
Rooms are not big, but fine.
The only bad criticism I have about the room is the too large table, that doesn’t leave much space in the room and its sharp corners.
If you put such a large table in the middle of the room, guaranteed, people will bomb their legs at it, and will get injured.
A table with more round corners and not sharp edge is advisable.
Breakfast is changing every day, so first day, was quite good for me. However, on the second day, I couldn’t find too many items that I want to eat.
Amenities are nice.
Location is good too.
The facility and room were very clean. Lots of amenities are available at the lobby. The location is excellent, close to many small but great quality bars and restaurants. Very quiet and easy to rest.
I had an easy check in and easy check out. Very good japanese breakfast. Bed was a too hard for my liking and had trouble with the TV as it was all japanese. Very convenient to where I needed to go.

The ambiance and some of the features of this property were outstanding. However, there were problems with execution and follow through when informed of the issues. I would not recommend a stay for more then one or two nights. The location is very convenient.
Overall the hotel is convenient (near the Train station) and clean. The room I booked was large by Japan standards and I loved the whirlpool bath. The bed was very uncomfortable. I like a firm mattress but this was like sleeping on the floor.

Hard beds
The bed was insanely hard. Pillows also kinda sucked. It seems like a hybrid love hotel / business hotel.
4 minutes from the yamanote line is a plus. And there are a lot of yummy food near by. So if your are able to just grin and bear it, the hotel is serviceable.
Location is convenient, next to two streets, which are full of small restaurants and bit far from JR station. The facilities is old, ceiling wall paper is chipping off, tv remote control is out of control. Others are fine
