「james very friendly, check in was very fast and clear, and provided breakfast ,room was very clean and bed very comfortable, bathroom looked new and like have been refurbished, room furnished with the ingenuity of the owner, it’s great location to stay ,few minutes walk to near the sea , highly recommend staying here. and very quiet at night!」

「Agree entirely with a previous review. Not an hotel, just a B&B with bar and a very limited menu. The proprietess wanted to talk at us. The son, considerably older than 21, came up to us in the bar and said his mother would be with us soon to serve us drinks. Clearly he was not authorized to. Why? So we waited another 5 --10 mins for her to appear. No hot water in room - neither shower nor wash basin. Reactions were "we know one of the hot water timers is faulty, but it's nearly time for annual...

「The room was quite well proportioned and despite being over the public bar was not noisy. Was close to the bus stop which saved us driving into Brighton and trying to find a park. Meals were good and breakfast very generous. Overall good value for money」

「Overall the property was very clean and everything was brand new. Great location and close walk to every where. Only down fall was the kitchen didn't have as many pots and pans if you wanted to cook a family meal. The iron was not working but we got a replacement the next day. The ceiling in the bedroom upstairs was quite low and became quite warm. The property does not have air con except for a fan in the living room. We took an additional fan with us which helped. I would recommend this...

「The Staff , on arrival and especially at breakfast were friendly and welcoming and professional. Room very clean. Breakfast, good selection,the eggs ( poached and fried) cooked to perfection. Just note there are no lifts but I was well aware of this prior to booking. My room was on the fifth floor but it was okay but my stay was short. I would stay at the Invicta Hotal again.」

「We stayed as a family of 4 in a superior apartment. The apartment itself is lovely and has been decorated really modern with nice touches. Unfortunately the cleanliness of the apartment could have been better for me. The sofa bed bedding was all in a ball in a cupboard, none of it was folded up or placed nicely so the bedding and pillows had dust and bits of rubbish on. The sofa also had bits of what looked like grass and small sticks on. The main bed was very comfortable but the sofa bed was...
