Great location, clean and spacious and nice staff. A little dated but good value and I’d stay there again.

The rooms are very very big, but a bit run down. Scrape marks on doors, weird ventilation noises at night, you have to hand your key in when you leave the building, quite a few little issues. The rooms have full sized bathrooms with a bath, however after running one the bathroom was hot and muggy for hours after.
The biggest deterrent though is that the hotel is a 10 minute plus walk to the nearest train/subway station. Staying here makes it a bit harder to get around. I would suggest finding a hotel next to a station. There probably some good ones.
Arrived early and had to check bags, no accommodation for early checkin or late check out. Rooms carpet had to have been 40 years old with a vivid smell of mold not only in the room but the entire hotel. The water also had a strange odor which prompted us to buy bottles even though the rest of japan and even Kyoto didn’t have the same issue. The bathroom was tiled floor, walls and ceiling and reminded us of a submarine or underground dirty basement. The bed was a brick, couldn’t sleep more than a few hours without waking up in pain, almost better off on the floor. Bed also lacked sheets, just one covering a nasty mattress with stains and a comforter. Even though the staff was very friendly and the location is great, it wasn’t worth the lack of sleep or feeling dirty almost all the time even after showers.
Overall pleasant, simple hotel but comfotable for short trip. Main advantage is nearby to Yasaka Temple and short walking distance to Kiyomezu dera Temple
