Easy check-in and check-out, convenient to Kyoto Station, clear instructions on use of appliances, etc., room/bathroom typical size for Japan (i.e., smaller than typical American rooms/bathrooms), bathroom fan did not work
Dirty room, bedsheets, pillows and towels. Bathroom is so tiny that you can't move around. There is so lift to carry your luggage. Overall disappointed for what we paid for this guesthouse. Should have been 1/3 the price for the stay. Would not stay here again.
The location the Kyoto station is close. However, for two adults (me and my wife) the bed was no where close enough for us. The picture was deceiving. Also, no floor heaters, so this room will get cold during winter. The blankets are small in lenght x width but thick enough to keep you warm enough. But you’ll feel that flow of cold air seep through. Other than location, it was a fairly lower than average stay. Would not recommend long stay here tho.
The property is about 10 minutes' walk from Kyoto Station, very convenient. Three of us stayed in Room 301, the size of the room is just right. We didn't seem to lack anything, everything is provided in the house. Bathroom is a bit small, but still there is a bathtub that can be filled with hot water for soaking. Overall a great place to stay in Kyoto, definitely recommendable!

For the fit and light travelers
No elevator so you need to climb a lot of stairs. Very tight bathroom even for us small asians. Quite a walking distance from the station if you have heavy luggage.
