Comfortable and great value for money. I was lucky to get a complimentary upgrade. I would recommend Errolbank to anyone looking for good value accommodation in the area.

First class hospitality
I had the misfortune of getting an injury on my first night when returning home for a visit after a long flight. Unable to walk and bed bound for a few days the staff were absolutely first class and went above and beyond to help me and make sure I was attended too and made my stay as comfortable as possible. They allowed guests into visit me and were back to let people in frequently and even went as far to bring food from the local take away right to my bed. I could not be more grateful for a brilliant stay and feeling cared for. Family feel service rather than just a hotel.

Plain but adequate.
Errolbank Guest House was a very adequate accommodation. The room was clean and the bed reasonably comfortable. The decor is a bit dated and the bathroom was very worn with a crack in the hand basin and the shower cubicle was tatty. For the price and one night stay it was adequate. The restaurant across the road was very good and is affiliated with the accommodation. It was easy to find the guesthouse and the gentleman checking us in was polite and helpful.

manager was help full but no one came to clean our rooms they didn't change bed sheet in two nights
Wont bother ever staying here again. We were greeted by someone who came out in his socks!! very unprofessional. The bathroom sink had a massive crack in it.
Nul, très vetuste et moyennement entretenu. Douches en très mauvais état.

Great river-view apartment for a family stay
The room is good enough for a comfortable stay for a family of 3. Our room had a nice view of the harbour & the river Tay from the window. Daily house keeping is also provided which is good. On our arrival we were greeted by the owner - Vinesh who was quite warm and welcoming and provided us with valuable sight-seeing suggestions in and around Dundee and also suggested some nice touristic spots in Scotland. We would surely love to stay here again should we come back in the near future.
Rooms are very old fashioned, staff are not very accommodating, stains on chair, although nice location.

Basic room for the night
Big argument to get checked in at 3pm with owner claiming website wrong should be 430pm but did return to arrange earlier check in. Did get ground floor room. Free off street parking. Despite saying B&B no breakfast can be obtained. Nice recommended restaurant in walking distance. McD about 2km for breakfast. Things listed as library is a group of old magazines near the door. Needs some basic TLC and would improve the first viewing experience eg now the lawn, kill the weeds, fix or throw away broken garden furniture. Tidy up the back. Host tried to fix any problem quickly as lives onsite.
This was a nice property in a lovely, quiet neighborhood. The manager was extremely nice and accomodating. Its not fancy, but a decent, basic, inexpensive place to stay.

Tidy and easy to find
If you are looking for a nice, clean room to spend the night this was great! This is a home in a neighborhood not super close to restaurants or services and there was no one on site. For us this wasn't a problem! The beds were clean and comfortable and we enjoyed the private bathroom.
Although it is not advertised as a B&B the photos on the web page showed a dinning area. When we got to he guesthouse there was a sign in the room that mentioned food. When we asked about food we were told they did not serve food. It is misleading I think on their part.
Beds were never made and in our 7 day stay the sheets were not changed on the beds.

Reasonably close to town centre
If I could change anything it would be the matress very soft and the springs creaked badly a bit past its time, a bit uncomfertable on the ribs and back.
