Great if you like country farm stays with peace n quiet. Just be aware ph & internet has to be done on the back veranda of the Farm House. Great food at local up market Pub only 10 min drive. Will definitely take my wife hear. As l was on business. About 25 min from Warrnambool. No meal service available.

Our stay was great however new mattresses are required for the beds as I could feel the springs whilst lying on the bed.

Not what I was expecting from the photos. Very basic in comparison and a basic clean. I expected a real character style room but was underwhelmed.
Nice location but was expecting 'wow' but was only just ok
The property was stunning and quiet, the only downside would be that the bed was quite uncomfortable but that’s generally to be expected when staying somewhere ! Great hospitable owners who let me check in early over Christmas. Thankyou so much. Would stay again.
The place had all what was needed. It felt like it had not been used for a while, it was quite dusty; lucky we don’t mind spiders.

Our stay was generally a positive experience but staying in the Mews was rather noisy when other guests were occupying rooms next to us, mainly from conversations and televisions. It is also a pity that rooms do not have access to wifi which operates only from a router at the homestead. Otherwise all was fine.

Second & third night room 6 was loud / noisy in the middle of night
From parking to the room very dark / no lights and dangerous no path to walk through ( only rocks )

The property is beautiful and I'm very glad I went. Have never stayed in the area before and it was an easy drive to Port Fairy for the festival. The room was simple which is what I expected but it would have been really nice to have a rug on the floor-hard boards didn't make it feel very cosy. Kettle, toaster etc all provided but cords not long enough to reach power points so had to balance kettle on the sink. A powerboard would have come in handy. Really lovely welcome, left alone and very safe and quiet. Beautiful surrounds. Thanks.
Pros are the quiet and seclusion, and the spacious place of the Carriage House.
Cons were the dirt and lovelessness.
Three bowls in a house that sleeps four, two scissor halves instead of a proper one, one bedside light not working as it would have needed an extension cord which wasn’t there and kids size cutlery to give but a few examples.
Wie was an ample amount of stains and dust all over the place and dog poo around the property.

My partner and I stay at Quamby Homestead on Jan 30 to 31st and to say we were disappointed is an understatement.
Firstly, the car park is too far away from the rooms and we find it dangerous especially at night time due to lack of lighting.
It says free wifi, that's great if you can connect to it. We couldn't connect to the free wifi or even use our own mobile data due to interference from the roofing. We had to walk out of our room to get a 3G connection.
There's no communicaton from the onwers upon arrival, no greeting, nothing unless you email them. We didn't approach the homestead due to the dogs on the property. Even we went up to the homestead they just barked and carried on.
No servicing of rooms on a daily basis. We went out and came back to find our room hadn't been serviced. No bed made, no fresh towels or toiletries etc. Really disappointing!
Lots of cobwebs that need to be cleaned off verandah roof.
Other than the grounds being absolutely beautiful we just found the service dismal.
If you offered breakfast and serviced the rooms on a daily basis it would make a big difference. For the price we paid we expected more! We certainly won't be back!
Set in lovely tranquil gardens surrounded by native trees and open paddocks the historic Quamby Homestead did not disappoint. Very calming for the soul. Lovely hostess.
Very enjoyable weekend of hospitality.

Definitely unique place to spend a few days. If you're after tranquil surroundings and being away from the usual hectic
lifestyle then this is it.
Must consider 30 min. drive to Warrnambool or Port Fairy.
Loved everything about the property and accommodation …. beautiful, peaceful, private and quiet … the only thing I would add is the room just needed a bit of a once over to get the cobwebs out and the floors a bit of a sweep other than that it was wonderful!
Have already been highly recommending.
