Communication from IIlaria was great, room was perfect for what we wanted- there was no mini fridge or fridge in common area, which would have been nice to have for drinks &snacks.
The location was great, water taxis few minutes walk, even walking to tourist attractions was 10-20mins max…we got off the water taxi and had 5 minute walk..
The neighbourhood was very nice and relaxing , with lots of cafe bars, and amenities very close at hand.
The only other thing I would mention is there is no where to leave your luggage at the place, but they do offer other hotels they are connected with to leave it at, about 10- 15 minute walk .
Overall we loved it here and would return.
We stayed 2 nights in the slightly larger room. I chose this accomodation as I was on my own with my daughter on a late flight into venice & this was the closest to the alilaguna boat (literally 2mins away) stop, worked perfectly as we were on the last crossing. Room was large & functional, great aircon for super hot weather. Fab. Communication via whats app. There is a kettle, safe, hairdryer. Take your own coffee/teabags though. There is also a small communal kitchentte area with filter water fountain which we appreciated. Our room was large & airy, good storage for a few nights. Soap, towels & bedding-but take your own shampoo/conditioner. The location of the hotel is excellent. Its outside the main crowds but very easily accesible with a vaporetto stop a few moments away. We took advantage of the free mini tour & the guide was lovely, she was very knowledgeable. The sister hotel which is the meeting point for tour were also helpful with letting us leave our backpacks, refill water bottles loo etc. We highly recommend for a base to explore venice.
This room is quite small with limited space for luggage. There is neither closet nor hooks to hang outerwear. The kitchen fridge was not working but there was a nice water cooler/ heater. Convenient to the waterbus and walkable to breakfast. Bed was comfortable. On the first floor is a small room adjacent to the kitchen area with a couple of tables to work or eat.
I picked this guest house in large part because they advertise reliable Wi-Fi. The Wi-Fi was not reliable. I was working on this trip and was not able to participate in two brief, but very important zoom calls. The Wi-Fi password they supplied initially did not work, the second network password was unstable and they were very slow to respond to my urgent requests for assistance. There is no staff on site, everything is remote. This may not be a problem for many travelers, but it was a big problem for me. I would not stay there again.
Good location - 10-15 mins walk to all attractions. Super clean. They provided iron when we asked for it. Common area has hot and cold water machine. Also coffee bottles were there to use from. Check in was easy and it was easy to find the hotel - next to small grocery shop.
Sound proofing is not good. You can hear people walking on the street - but It’s not a super busy street so was not much annoying. Just few steps from water taxi. I will recommend it.

Overall, this was decent value for money thanks to the location, but the accommodation could definitely be improved.
The apartment is in a great location, just a short walk from the main sights in Venice and very close to the bus stop, which made getting around really convenient.
However, the room didn't quite match the photos. The accommodation was also very basic in terms of amenities. We appreciated the complimentary bottle of water and packet of crisps on arrival, but there wasn't a wardrobe, so we had to hang our clothes over the window ledge. The kitchen was sparsely equipped, with not enough mugs and other essentials for a comfortable stay.
We also ran out of toilet paper during our stay. Thankfully, I found extra supplies in one of the kitchen cupboards, but it would have been helpful if these had been left somewhere more obvious.
Overall, if you're looking for an affordable base in a convenient location, this place does the job. However, with a bit more attention to cleanliness, maintenance, and better-equipped facilities, it could offer a much better experience.
Excellent location, close to shops, grocery, dining, and most importantly the Water Bus. While in a busy/loud corridor, closing the shutters and windows drowned out nearly all sound. Small room, but generous sized bathroom. We had speedy WiFi, and access to fresh filtered water in the “kitchen” across the hall. We were only disappointed in the lack of coffee in the morning, but didn’t mind much as we could walk down the street to a cafe on the water. The “air conditioning” would not go below 22.5C, so could be hot in the room if booked during the summer.
