Very clean, roomy, amenities, hospitality, with nice Toya lake view….stayed there for 4 days and couldn’t believe we found this hotel at this room rate. Only thing didn’t like about this hotel was “no elevator “ For young people it will be no problem, but for elders and handicapped people, it’s not easy to go upstairs with luggage.

Lovely small hotel with a fantastic view of Lake T
Hotel Cocoa is newly renovated and comfortable. It is a small hotel situated on a hilltop, so if one is not driving, then it's rather far from Toyoka town and the only eatery is a cafe 10 mins walk away. However, the view of Lake Toya is breathless and the rooms are spacious and comfortable. On site parking is free

Great view, large clean room, helpful and courteous staff. Quiet location, on shore opposite the the Toyako-Onsen town, less than 15 minutes' drive away. Also a few minutes' drive away from two "observatories" with more great views of the lake and from beaches on the lake. May not be as practical if you do not have a car. In the bathroom there is a large tub with a view of the lake. Parking is in a covered with garage door on the ground floor, rooms are above. No elevators, but there is only one flight of stairs to the rooms. Happy to have booked and stayed here. No WiFi, so you will have to use your cellular data plan.

The staff was very friendly although English was not that good. The room was clean and spacious. The bathtub was very good! I opted for half board. The food was very good. Only bad thing was the main heater was spoiled. I was given another potable heater, but it was not strong enough to keep the room warm. Overall, as the location is not that good, I recommend this hotel if you have a car

Hotel Cocoa WITHOUT a car
This might be useful to those planning to stay here without a car. We arrived by train at Toya station and walked to the 7-11 to stock up food for our 5-night stay. We took a taxi from Toya station to the hotel (around 3,500 yen). The hotel is pretty isolated (except for the lovely Lake hill farm, which offers space outdoors and nice food). We walked around every day, but there are no trail, just roads, so that's not great. Still, we enjoyed strolling around the empty small roads along the fields. We also walked to Toyako (the village) but it takes about 2h and it's uphill coming back, on a trafficked road. The hotel is lovely. Cleaning is not very thorough but if you leave the room very tidy they'll clean pretty much everything. Very helpful staff: only some speak English but it was good anyway. We didn't try room service due to others saying it was not great.

The hotel room had a lovely view of the lake from both the bedroom and the bath. We really enjoyed our stay here. Minor downsides, it has no wifi and it is a little far from the main town if you don't have a car.

Lovely stay.
Big hotel room with view of lake toya and a jacuzzi bathtub make my stay a very enjoyable one. 15 minute drive from JR station, not in town area, need to take a cab to hotel. The owner is an elderly lady who graciously drove me to JR station the next morning. Thank you for going that extra miles.

Love that the room and toilet are huge, with a bathtub (jacuzzi like) overlooking Lake Toya. Amenities were sufficient too. However, it takes about 6km drive to the “town” area for convenience stores, restaurants, etc. There were a lot of insects found in the toilet after our first night because we left the toilet ventilation on for the whole night by accident. Generally, do expect to see insects once you step out of the building because it’s located up in the mountain. But that said, would absolutely recommend Hotel Cocoa if you drive!

Beautiful view. Nice property. Nice staff. Room had a lot of bugs. It also had what I think was bug spray. This is not a big deal for me, but something that is a bit creepy and i am sure other guests might want to be prepared for.

The property is located in a rather remote location. The plus point is that it's very quiet and there's a view of the lake. It is suitable for those who drive as it takes about 15 mins drive to town for restaurants etc. The external facade of the hotel looks run down but the internal is very clean.

What's good: Very clean air, quiet, relaxing. The hotel provides a lot of toiletries. The bath tub is clean and good for getting a good soak. The Lake View Farm nearby has ice cream, pastries and an open area with garden tables and chairs, a goat Yuki who's quite tame, rabbits in a hutch and a pony or horse. There are also gear to play badminton on the lawn. Not so great: It really is far from Lake Toya and the free transport from Toya station will really help (estimated taxi fare: 5,000¥). Didn't see any bicycles for rent at the hotel. The fireworks look really small from the room as well, and at night, it's hard to see through the glass windows and you don't want to open them as insects will get in.

We spent 2 nights @ Hotel Cocoa & overall the hotel was ok though abit out of place. The bed was ok but the pillow is too small & too soft. The owner & staff were friendly but lack English speaking capability - however they tried their best to help.

The room is really big and the view from the window of the lake is fabulous. It has a very homey feel. The staff came to the train station to pick us up and took us back when we left. If we took the taxi, it will cost more than 3000 yen per journey. I will surely recommend this hotel to whoever who wants a relaxing time.

The hotel is on the other side of Lake Toya from where the main town of Toya is located but conveniently close to Lake Hill Farms which has great gelato! It was a perfect hideout but the facility itself is very bare bones. It almost feels as though you are staying in a cabin in the woods but actually in a full concrete building. There was a hot tub which was nice, we watched the fireworks on Lake Toya from our window. Perfect for a one night stay.

Room and bathroom are big with many bottles of different uses like body lotion, hair tonics n others though we didn't use any of them. The sofa in one of our room(we booked 2 rooms) is too low and old. Some of the lights are not working(the same room). There's a great view outside our big window but the view is partially blocked by many trees and shrubs. One word of caution, a few creepy-crawlies creeped into the same room though we didn't open any windows. They provided a can of insect-spray but I hope not to use it. The facade is old but the rooms are clean and pretty and comfortable. Another setback is it's not accessible unless you drive.

Great stay
This was a great stay. Don't let the location scare you off. It's about a $30 taxi ride from town but they might give you a free shuttle ride if you ask them ahead of time. Even with the taxi ride cost, the view is well worth it. Very much enjoyed my stay there and the staff do speak some English.

Lovely small hotel with superb views. Recommend having own transport though courtesy pick up and drop off to Toya station is available. The hotel provides room service food and drinks - the menu is in Japanese with pictures.

Hotel was located around 5-10mins drive from lake toya town, it is very convenient if you are driving. Jacuzzi bathtub in the room was great! View of Lake Toya from the room was gorgeous. Having the sukiyaki hotpot from the hotel in the comfortable room was great comfort food in the cold weather! Would definitely be back!
