As one stays at a guest house one knows service will just not be like a hotel because it is not. However, good service, 'no-excuse' service and cleanliness are, at the minimum, expected. We stayed ar room #2. These are the facts: David, who is a manager of the house told us he was an "action man", but tgat stayed as mere words. The AC was broken, it even lacked some buttons/knobs - he's response: "Open the window, it is cool outside, so room temp will be nice." AC was never fixed so actually we had to maintain the small window open (a window that is a street level in a really noisy street particularly very early in the morning. The beds and room cleaning was supposed to occur daily, it happened only twice in a five days stay. Furniture is way run down (obviously not maintained). Toilet lid was incorrectly affixed, so sitting was not comfortable adding to it that the roll holder is intalled in a very inadequate location. There were several old air freshners evidently to hide the odors of mold and humidity that were obvious as one entered the room after a day outside. Very sad experience. Location is good taking into consideration its proximity to the Coloseo, but that's about it.
