Besides the dining area the hotel is rather old and tired. It has the feeling of an old, cheaply built apartment block but with some nice art on the walls. When I visited many light fittings in the corridors were out and you couldn't get cold water through the taps.

The hotel itself was nice and well kept. The hot water system is very touchy, any time anyone flushed the toilet on our floor the shower would go scolding hot. There are flyers all around the hotel for the restaurant menu, but when asking staff what one of the images were, they said they no longer do it. We sat in the restaurant while we waited for a pool chair to come available despite four chairs being empty with just towels on. Staff didn’t want to disturb the peace and remove the towels so others could use the pool while those patrons had gone to the gym and eating inside the restaurant. It’s a great little location though, away from the hustle but surrounded by restaurants and bars.
Put in a handicap room
Which was dirty. We were not told about the process to get parking paid for when checking in. Then would not reimburse parking cost after we paid.
Clean room. Staff at restaurant were great, there was an error with my meal and they corrected it immediately.
Only negative was the front desk, at check in and out it was not clearly explained about how to deal with parking. It should have been explained that we need a ticket from the front desk to use at the parkade. They said they validate the parking, well it ended up costing us over $30 for one night parking!! When we talk with desk they said there is nothing they can do about it. One night plus parking cost almost $400 for the night, not good value.
The room was lovely, clean, beds comfy. I dont like lifts at all and was on 24th floor, the lady on recepetion had no hesitation on moving us to floor 2
Arrived to a dirty desk in the room and had to get it cleaned straight away. Also booked connecting rooms and one was for "accessible" room ????? All too hard to change. Disappointing for the price paid. Breakfast was ok, however area was kept untidy and floors dirty
Everything about this Art hotel is stunning. Cleanliness and great service aside, the decor, art work, styling etc, was just lovely. We didn't dine in the hotel, but had drinks at the bar and poolside and thought the service, attention and friendliness of staff was excellent. The Adnate is little gem in Perth CBD.

Spotlessly clean, comfortable beds, quiet rooms, great staff, good standard breakfast. The only thing I can fault is the pool is very small and becomes quickly crowded, as a result we barely used it, even in 35 degree heat.
