Ok for one night passing through. Just be aware that the RR crossing is within feet of the rooms in the back. Was awaken 3 times during the night by passing trains.

Conveniently located one block from the beach, dining, and shopping. This is a classic old school motel, so don't expect a "chain hotel" experience. What you'll find is a clean room, the friendliest property manager and worst case perhaps a "vintage mattress" that really should be replaced.

Excellent location! Only downfall is being right next to the train track that runs consistently throughout the day and night but we knew this ahead of time and used a sound machine which helped. Bathroom is dated but remainder of suite was updated. Kitchenette was stocked with supplies. Overall very happy with our experience for a family trip to OOB! Location is perfect! Suite could use an air conditioner in the bedroom but they did provide a fan.

It got us through the weekend with a very convenient location. But the fact that we had a suite for 6 people and they would only give us one parking spot was a bit frustrating. There's pretty much no where we could park overnight besides the park and ride 20 minutes away, so our first day was cut short thanks to dealing with that.

We like that it is so close and reletivaly quiet except there was a strange light banging all night? We loved there was a Fridge(not a mini fridge)

Fantastic can’t wait to stay again next year.
Ignore the bad reviews i stayed here 4 nights and am already planning out my weeks off next year and they will all be here. Friendly staff always asking if i need the room cleaned. Room was very clean beds are perfectly comfortable and the double bed room i booked had a full kitchen with all the necessary dishes pots pans and silverware. They even have a bunch of gas grills for anyone to use. Make sure to bring grill utensils and a grill brush if you plan to use them. Pool area and pool was also very clean. The only potential downfall for some people is the train is right behind the property but i live near train tracks so it was no different than home. Nice feature is less than half mile away is the amtrak station which you can grab a train to Boston and spend the day there if the weather isn’t good for the beach.

Just Once
One of the beds had a spring sticking up and a big dip. It was not comfortable at all. Also they took a $200 damage deposit out of my checking account that was to be reimbursed at checkout and it is 3 days later and I still don't have it. The white manager was speaking to her black workers terribly. I will never stay here again.

Lied to about reservation
No housekeeping services the whole trip. I was told my room was available for our entire stay when i called to add an additional day. I was lied to and we had to change rooms mid stay. I believe i was told this so i wouldn't cancel and go elsewhere. For the price we paid i would have stayed elsewhere. They literally cut up sponges into one inch squares for your kitchen sponge. Uou can get a whole spo ge at the dollar store for a buck. Mattresses were so old and cheap you literally were sleeping in a hole. I was so happy to go home.

We had no idea it was so close to the Railroad tracks/road crossing. Therefore train whistles at all hours, day and night. Amtrak and Freight, back and forth. Other than that, it was a dark room. Need more lights.

Though we and most guest agree the train can be loud and disruptive. It has its perks with bringing more people to see the lovely beach and attractions old orchard has to offer. We like most business in the area have spoken to the rail road company on the matter, however we understand their position on safety to the public and do try to not be as loud. As you know though we have little control. What I can offer is another property that puts you away from the train an into our residential area, we just need notification of train concerns and we at the Seabreeze will try to accommodate to the best of our ability.

This was the worst motel I have ever stayed at. The room was never made up and the trash piled up due to three teenagers. There were ants which we were at least happy that it was not cockroaches. The bathroom had no fan system or window. It was dark and dank even with the air conditioner blowing on max. The beds were terrible and blankets and pillows provided were insufficient. Parking was lacking and very tight. My car was scratched. The property felt unsafe at night after dark. The pool area was the only good part of the stay. I will never stay here again.

The motel was conveniently located, a 5 minute walk to the pier. The bed was comfy. Overall, we felt like the cleanliness was not up to standard, the bathroom was VERY outdated and had black stuff on the ceiling, more than half of the outlets didnt work, and the sliding door to our deck was very hard to open and shut. We would not spend $350 a night to stay there again.

Staff was friendly, facilities clean and adequate. The only major downside was that its a few feet away from the train tracks, and the trains were running about every 2 hours between 10:30pm-7:00am.

Found bugs in the bathroom and on windows.. also no where did it mention that we were right next to the train tracks (like 30 ft from our room). In which a train went by at 1am and like 5 am with its horns on. The rooms have adequate space and was nice that it was a 2 min walk to down town oob.
