Nice style, comfy beds, but in a car park next to a busy road junction with a view of a concrete tower block. Close to Newbury high street is nice & pub looked nice. Sink wasn’t clean and there was a leak in the bathroom( with a puddle on the carpet outside the bathroom). To be fair the very lovely staff were keen to sort it out & apologetic, but I couldn’t be bothered with it during our brief stay, so left them to resolve it after. It was fine as basic cheap stay. Fluffy towels, nice shower, tea & coffee, hairdryer… so all we needed.

Nice big room with very comfortable bed. Unfortunately we arrived during the heatwave in May. The building is listed so cannot install air conditioning and the room was very hot. A fan was provided. The staff were very helpful in providing information. The breakfast was nice.

I would strongly advise that they install air conditioning into the rooms. The rooms are beautiful but very unpleasant in hot conditions, which would discourage me from booking in the summer.
