This was a rough stay with numerous issues. The carpet runner in the hallway looked like it hadn't been vacuumed in quite some time and there was quite a thick layer of dust on things in the room, particularly in the bathroom where my wife had top wipe a thick layer off the top of the toilet tank. Not sure how long it had been since it was cleaned, but clearly it had been a while. There was no smoke detector in the room. I'm not normally one to go looking for a smoke detector but it was hard to miss the mounting plate on the ceiling with the wire hanging out of it but nothing connected to it. The biggest problem of all was the air conditioner which buzzed all night long...high then low, high then low, high then low...on and on all night long. But even had it not been noisy, the light on the unit that tells you the temperature it's set at lit up the room like a giant night light, keeping my wife up much of the night. I'm a handy guy but I couldn't figure out how to turn the light off and it was too hot to go without a/c. On the plus side, the shower was great...awesome pressure, very satisfying. Anyway, they have no on-site maintenance and the front desk was closed for the night so we couldn't do anything about it. In the end, we decided to book our next night elsewhere and just live with the wasted $ for our Marsh reservation. We've never done that before but we weren't going to risk another sleepless night.
Small intimate boutique hotel. Very comfortable rooms but they are small. If you are of larger size you may find the restrooms difficult to navigate. Also sliding barn door on the restroom provides less sound proofing if you are sharing a room with someone. Really enjoyed the comfortable beds and pillows. Air-conditioner is mounted on wall above one of the beds which works well but may bother some who do like the direct air flow. Lobby coffee shop and bar is really cozy and inviting. Free Fresh citrus infused water everyday in the lobby was a godsend after walking in 90 plus heat. Walkable to St Charles Ave. We would stay here again.
This property was a little off the beaten path which made it nice and quite away from the hustle and bustle of the downtown / bourbon st. scene. It has a nice bar/coffee shop inside of it and you receive a free drink voucher upon check in which was nice. We only had one night here as it was a last minute need for a canceled flight. It offered a nice relaxing retreat from the stress of that situation. The one issue you might find with this property is that to get to any restaurants or bars, you will either need to walk about 1/4 - 1/2 mile or get a ride somewhere.
We needed one night in a clean and comfortable hotel in New Orleans. This hotel fit perfectly. The street parking was easy and felt safe. It's not a luxurious hotel, but it met our needs for this visit.
The Marsh Hotel in New Orleans is an absolute gem. Its location is hard to beat—nestled in a beautiful, charming neighborhood that perfectly captures the spirit of the city while still feeling peaceful and inviting. The surroundings alone make it feel like a special retreat, and the hotel’s quaint, thoughtfully designed atmosphere adds to that sense of charm and comfort.
One of the biggest highlights of our stay was the incredible service. Joseph, in particular, went above and beyond—his kindness and attention to detail truly made our experience even more memorable. It’s rare to find that level of genuine hospitality, and it didn’t go unnoticed. The bar / coffee shop on the property was also an added bonus!
This hotel has a vintage, boutique feel. The bar is also where you check in and is open 7am-11pm. Make sure to ask for the WiFi password when you check in. There is only street parking available. The rooms are small but cozy. The staff is very friendly. The location is within walking distance to lots of shops and restaurants, as well as the St Charles trolley.
I wish that the room is bigger. Otherwise., everything is very good.

Liked: Property conditions & facilities
Very cute hotel but there was no elevator, the a/c unit was noisy and parking was difficult.
I know the climate was the cause but there were many gnats in the room and lobby:bar.
Only there for one night. Major cons? No elevator. Walls are thin. Can definietly hear noise if from above if on lower levels.
However it was a lovely property and i would des stay there again. Comfy beds and the AC in room was great!
Clean and modern room in a quaint, quiet neighborhood. Coffee and bar was great and staff was very friendly. We enjoyed the warm atmosphere of a smaller hotel. Would definitely recommend.
This is a modern, small hotel in a safe area. The rooms are compact but very clean with extra towels and nice linens. There is a TV, small refrigerator and coffee maker, and a remote control for the AC/heater. The hotel “lobby” is actually a coffee shop / bar with friendly staff. The hours (7 am - 11 pm) are very convenient. My room was on the first floor, the only drawback was being so close to the ice maker which was quite loud.
Clean rooms, sufficient air conditioning and heating as both were used in the room, good location for us, somewhat small rooms but were expecting that. Quiet area of town but you can hear the noise in the hallway. Overall good experience for the value and would return if considering staying in that area.
