Excellent stay, very relaxing. The beds are very comfortable, breakfast is super and plentiful. The room had a view over the very pleasant garden and all run by a very congenial host.

Robin was a superb host and his property is lovely. By far the best place we stayed in for our week around the Scottish Borders. When our son left his wallet behind with all of his spending money, Robin found it and immediately mailed it back to the US for our son! Thank you for going above and beyond for our family!

Lovely B & B
We stayed one night in this quaint b & b the host was polite friendly and informative and served a lovely made to order breakfast. It is located in the centre of Kelso so its convenient for shops local pubs and cafes as well as Floors Castle but no noise issues in the evening. Onsite parking to the rear of the property was also a bonus. Thoroughly enjoyed our visit and wouldnt hesitate to stay again.

A gem of a B&B
This lovely old building offer good parking and a great position to enjoy all that Kelso and the surrounding area has to offer. Traditionally decorated in keeping with its age the property has seating areas in the garden and the conservatory for relaxing outside of the bedroom. We stayed in the Turret Room, which is curb side but not noisy with shutters effective in keeping out the light to aid a good night’s sleep. The room was clean and comfortable with a generous hospitality tray and a useful information pack. The breakfast was outstanding with a good range of hot options, alongside fresh bread, an array of homemade jams and marmalades, fruit and cereal. As a vegan I was well catered for.

Lovely
Amazing welcome from Robin to his home / B&B. Family room was spacious with king bed in one room and two single in the other. Amenities worked well and was very comfortable. Robin’s local knowledge was invaluable. Would definitely recommend.

The bed and breakfast was delightful, clean, conveniently located and the breakfast was lovely. Every morning the proprietor, Robin, harangad us with anecdotes about how awful the guests were. He made us feel very unwelcome. I would not recommend staying there unless you can interact with his wife instead.

Lovely place top stay
This was a lovely place to stay, unfortunately we did not have time to appreciate the premises as we were on a whistle-stop business trip. The proprietor was very pleasant and even provided a picnic breakfast for one of our party who had to rush away before breakfast. A gesture which was very much appreciated.

Very interesting
the location was central and kelso is just an amazing place with so much to offer. its a must do to paddle in the tweed and walk the hills and see the sights. historic walks and breath taking views.

First time staying at a b&b. Host Robin is very friendly and helpful, not a bad breakfast cook either. 🙂. Lots of character in room and furnished as such. Bed was excellent, so comfy. Highly recommend

Fabulous location with a lovely personal service
Location was spot on - very central. The room overlooked the back garden and courtyard so it was very quiet - no noise from outside. Room was wonderful - decor very much in keeping with the age of the house. It was very unique. Service was brilliant and very welcoming. It felt like a home from home. Robin was a great host. Breakfast was amazing - wonderful eggs and the best bacon ever!!!! Would certainly stay here again and would recommend it to anyone

We stayed in The Library room, which was previously used as a guest sitting room. Probably the largest B&B accommodation we’ve ever had. More floor space than a modern 1-bed apartment! Lovely big comfortable bed, modern spacious en-suite, and lots of traditional/quirky furnishings. Full Scottish breakfast was superb.

A gem in Kelso
A slightly wobbly start caused by Hotels .com providing an incorrect picture and description of the room we had booked .However, Robin our host, was able to rescue the situation, quickly turning around a recently occupied room which suited our needs exactly . Really lucky to get a room at short notice - and boy did we get lucky! Robin, the owner, made us so welcome from the minute we arrived until we left four days later. Clean, comfortable, friendly and superb location - we’ll be back again definitely.

Relaxing stay at the Old Priory
A most relaxing and enjoyable two nights spent at the Old Priory in a very comfortable ensuite room. Breakfast provided by Robin who is the most congenial host you will ever meet also makes his own jams/jellies from the fruits in his garden - delicious. Highly recommend a stay at the Old Priory.

The photos didn’t show the property in it’s true state. Photos are 20 years out of date. There is no garden!! Property backs onto a back yard and grey plastered walls, no skies! Beds are worn out. Rooms are dusty

David. The truth is probably that you had a domestic, you walked out without even letting me know or discussing you problems. If you had talked to me I would have cancelled the booking and waved you goodbye but no you have to twist and turn in a "poor me" fashion. I asked the other guests from EXPEDIA who were staying to inspect your room and none found fault, no dust, great bed( actually the best in the house). Try looking again at the photos and you will see the roof of the other houses in the middle of town where we live. Expectation is one thing but this is a case of "everybody is out of step but our David" When check in time is given as 4pm don't come to the door at 12 noon, it is plain rudeness. Below is the listing from Lonely Planet who inspect yearly. .....the Family Room has to be seen to be believed; the rooms are sumptuous and debonair with gorgeous dark polished wood pieces. The good news extends to the garden-perfect for a coffee in the morning and there's off-street parking. The huge windows are another feature flooding the rooms with natural light. You had previously said that you thought that you were coming to a Mansion House, just where in our listing does it say that? The garden is dormant at present and the skies are the vast areas above the roof line, I am not in charge of Nature so have no control over growing periods or the colour of the sky. The kind of place you expected around here are quoting £252 per night for a similar room. P.S We haven't lived here for 20 years but do take some advice and try doing some research before booking a Town Centre private home rather than a Country House Hotel.

Great Experience
Excellent accommodation in the centre of Kelso with private parking. Host Robin made us most welcome and provided valuable information about local attractions and restaurants. Spotlessly clean and comfortable room and an excellent breakfast. Will certainly stay again.

Lovely place
Stayed for 3 nights and had a lovely time in Kelso. Thank You Robin for your excellent, kind hospitality. We were very impressed with Robin's genuine freindliness and the wife still reckons you look like the comedian Dara o briain. Great location in the centre of Kelso and nice spacious room with quality fittings, loved the double walk in shower. Will definately be returning at some time in the future. PS the wife now has the plant book you allowed her to keep in pride of place in the bookcase.

The Old Priory is a unique property full of character. It's ideally placed for Kelso, the borders and the coast is within easy reach. We stayed in "the study", this was a comfortable room, perfect for the two of us with a well equipped tea tray. Robin is a friendly and knowledgeable host who cooks a very good breakfast. We would recommend the Old Priory and hope to visit again.

Quirky, well rounded and lived in - and that's just Robin the owner!! 😁😁😁 Seriously though this family run b b is perfectly situated in central Kelso - ideal for walking out shops and restaurants and for accessing the Border area in general with its stunning scenery. Both Robin and daughter Frankie make exceptional hosts and Robin is a mine of information about the local area. The rooms are comfortably appointed and breakfast is cooked to order with a wonderful choice. Thank you both for a lovely stay - I hope the rest of the summer brings you full rooms and cheery visitors.

Charming host
Spent three nights here and overall a very relaxing stay. Our room face the cobbled street outside and was a little noisy when the local agricultural merchant drove past at 6.30. Sensitive sleepers be warned. Some rooms face to rear so ask if concerned. Room was pleasant with comfortable bed but bathroom was built in and made room smaller. Other rooms have bigger en suites. Noise from bathroom fan in adjacent room was noticeable. Breakfasts were excellent and Robin the owner was a charming host.and full of local knowledge. Check out Lemon & Thyme restaurant in Kelso. Superb but book ahead.

Absolutely incredible place. It is a hidden gem. From the moment the booking has been made Robin takes over and sends places of interest and restaurant guides. He greeted us on arrival and straight away we felt like friends. The rooms are large airy and very tastefully decorated to keep within character of the building. The bed is the most comfortable one I have ever slept in. The room amenities are above and beyond expectations. They have thought of everything. The shower was amazing. Fluffy towels. Just perfection. Breakfast was an absolute joy and again is everything you can imagine and more. The homemade jams are delicious. Chatting over the table to other guests and Robins stories were a great way to start the day. He is full of experience, advice and tips for the area. We could listen to him for hours. Location is perfect. On the doorstep to lots of shops and restaurants history and beside a beautiful river. This really has it all. Totally stunning and we will be back. Thankyou so much Robin. We loved it.

Lovely guest house for our weekend break.
My husband and I had a lovely stay at the old priory, Simon was very welcoming and made us feel right at home. This room was comfortable and clean but did need a little tlc, but nothing that detracted from its charm. The breakfast was fab, the choice and taste was great everything you would want from a b&b.

Perfect Anniversary Stay.
We stayed a few days for our wedding anniversary and everything couldn't have been more perfect. The room was lovely, breakfast was superb every morning. Robin was incredibly welcoming and friendly and had secretly arranged with our children a surprise of champagne, flowers to be waiting in our room too. The location was right in the heart of Kelso and the restaurants we went to were excellent. In summary, top marks.

Back in time (in the most delightful way)
A very comfortable, very affordable BnB in the old style. And Robin, a most hospitable host, cooks your breakfast to order. Well situated just off Kelso's main square with any number of shops, cafes and pubs etc close at hand. Just one tip - if you are allocated the "best room", the downstairs bedroom with en suite and bathtub, be very careful with the shower head, a potentially lethal weapon with a mind of its own that should probably have been replaced when the last prior moved out.
