The hotel views were beautiful! The rooms were clean and the beds very comfortable. The bathroom had a bathtub so I could take a bath which was lovely. Breakfast was ok but having a restaurant was a plus on the nights we didn’t want to go out. I enjoyed my stay and would go back.

We enjoyed our stay & will stay again at this hotel. Everything was to our satisfaction, the only small grumble was the noise that the air conditioning/heating fan made. We were able to turn the fan off, it probably just needs a quick service. Apart from that the royal terrace hotel first class .

This is very special location in Edinburgh. Hotel itself is lovely with large rooms and high ceilings. The only concern is that there are some rooms located in the lower level (basement), we were lucky that our request to change the room to upper floor was met by the manager and we had a lovely view of the back gardens. Apparently it's recommended to request that the room will not be in the basement but I was told that it is not guarantied.

The only thing is when I booked the hotel I didn't know not every hotel room has a bath tub. It would have been even more perfect if we get a nice room with a bath tub.

The bathtub in our room was heavily damaged. The plexiglass divider only covered about one third of the tub, so showering sprayed water everywhere. Neither the tub nor the sink got cleaned. The floor was not swept. One day, no dirty glasses or mugs were removed. Another day, bathroom cups were taken away but not replaced. Overall, the room was outdated and shabby. Our room door had coffee (we think) all over the outside. Hot beverage machines in the breakfast room went out of order both days we ate there. Some light fixtures are missing, some have burnt out bulbs, and most had dead bugs in them. There were cobwebs on some fixtures, too. I had been told that since our arrival date was my friend’s birthday, there would be a card and a free bottle of sparkling wine in the room. Neither happened. When I asked at the desk, though, and showed staff the messages, they quickly gave us a bottle in an ice bucket, along with glasses. The property feels neglected. The only good things for us were the location and the staff (except the random guys doing maintenance and housekeeping).

Based on my extensive travel experience, this property aligns more closely with a 3-star hotel rather than a 4-star. Below are my honest and factual observations: • Heating system: The heating did not function on the first night. After multiple requests, the hotel provided two floor-mounted radiators as a temporary solution. We were promised a refund for that night, which was never issued. The heating system was never properly repaired during our stay. • Room size: The room was significantly smaller than what was advertised on Expedia and did not match the photos provided. • Bed quality: The double bed was too small for two adults and extremely uncomfortable, resulting in daily back pain. • Floor condition: The floors are very old and produce loud, unusual noises when walking. • Bathroom condition: There was visible mold in certain areas. The bathroom layout is poorly designed and poses a risk of minor injury while showering. • Room service: While generally acceptable, it was consistently incomplete. • Television: The TV initially did not include a remote control. I had to go to the lobby to request one. • Breakfast: Breakfast was repetitive and very basic. Items were often empty, requiring waits of up to 10 minutes for refills. Coffee machines were occasionally out of order. • Positive notes: The hotel location is good, and most staff members were polite and respectful. Overall, the experience did not meet the expectations of a 4-star hotel.

Easy check in and check out. Staff really polite and helpful, room was really clean and spacious. The complimentary tea, coffee, water and biscuits went down a treat. The hotel decor/architecture was a delight for the eyes and the variety at breakfast was wonderful too.

very cold room. although they said the system was ok it wasn't ok. they had something that turned on at certain times. in the bathroom i found hair on the face cloth and in the sink there were eyelashes from the previous customer. although hsk was supposed to clean the next day he didn't even come close to take them from there. that's where i found them i don't recommend

A very cold room and quite nosy ( pipes, water). It's ok for a couple of nights but not very comfy overall. Good location and staff are friendly. It could do with more attention to detail. It was a bit disappointing.

Breakfast should be improved. Staff members always kind but cutlery, mugs and plates most of them dirty. Glass and mugs shelves dirty. Jams and Nutella should be single-portion, not hygienic in unique jar for all guests…we did find crumbs in the Nutella jar. We did find 2 long hair in the buffet in 3 days breakfast: one in the mushroom and one in the tomatoes tray, both reported to the staff. When we arrived, we weren't told the heating was out of order. The room was cold, so we tried turning on the central heating and get out for dinner. When we returned, the room was still cold, and when we reported at the reception, they told us there was an issue and that we would have to use a portable heater. Voco is a nice hotel but I’d choose another option when I’ll be back to Edinburgh.
