Spotlessly clean room, good location and very comfortable. This is one of the best hotels I have stayed in by far. I will surely be booking here whenever I am in Brighton

Good location. Got help when checking in. Basic facilities but did us well for one night with our 5 month old.
The rooms were clean and well stocked with toiletries, the facilities were also adequate and the entertainment was agreeable. The Customer Service could be a bit better but it's only a minor gripe.
Apart from the fact the term "Hotel" is generously applied, the radiator was on full tilt and the room was sweltering. Had to have the window open and the fan on. Perfect conditions for the Bed Bug we sent a photo of to the WhatsApp team. Thankfully, after stripping off in the doorway, washing our clothes at the highest temperature they could cope with and a close visual inspection of ourselves, shoes, bags, etc we didn't end up with an infestation. I wasnt expecting much as it was so cheap but i was pleasantly surprised. Rooms are spotless and cosy (although bathroom airfreshener was extremely overpowering.)
Shower not powerful enough but was hot and did the job. Floors and bed was wonky as the building is old but it just adds to its charm. Very quiet and didnt hear any noise from outside except the rain. Plently of shops and restaurants nearby and Brighton beach is right on your doorstep.
Nice supply of tea, coffee and sugar and small toiletries if you need them.
Room could really benefit from a microwave.
Really nice regency Georgian property with a nice street view and room was massive
Only negatives were you had to chase the letting agent for key code entry to the property by telephone on the day you arrived which was not helpful after a 4 hour flight from Marrakesh, Morocco, North Africa.
Key safe entry was difficult with arthritic hands and fingers .
Other guests were antisocial and noisy and room 10 walks were thin.
A lot of positives though, excellent price, period room which was massive and close to Brighton seafront in the Gay Quarter.
15 minutes walk to Brighton train station and Brighton pavilion and a bed so soft it was like sleeping on a marshmallow

We arrived at 4pm, both rooms booked were not ready. Staff explained they had issues with cleaner and they got one room ready so we could get ready and go out as we had plans, but it took a while as both rooms had been left in a state but last users. Staff apologised and said we could have a late check out due to this, however next morning at usually check out time 10am, staff were banging on our door asking us to leave.
I liked the area. Had issues with check-in as they never sent me a code so I had to turn on roaming to contact them. The room was clean but bring ear plugs. I had to fix the window to get it to close properly and it was on a noisy street. Then I asked for late check out. Check out was 10 they said no problem to stay until noon. Great. A nice relaxing morning. 3 times they came to the room to ask if I was ready yet. I finally left at 11:30 because obviously a late check out means nothing. Would stay in the area again but not at this hotel.

They didn’t give the entry code and didn’t respond to my emails asking for it. I had to leave my event to come into town to see if there was anyone at the property, then when I still couldnt get through to them I had to book somewhere else instead. Then they used misogynistic language when I complained, and refused to refund it. They blamed me for not providing ID (the only reason I didn’t provide it was because they were asking after check-in time and after they’d failed to provide the entry code so I had booked somewhere else at that point so there was no point sending it). DO NOT BOOK. Total con.
We get there when we’re told check in can start. I was given no email correspondence of how to check in the door needed a code to enter which I hadn’t received prior to checking in, then when I managed to gain access through another guest I waited in the corridor trying to call but they kept hanging up when answering. I didn’t know what room I was or the code to the key lock to gain access to the room, no wifi password prior to arrival, and when someone did turn up and I got in the shower wouldn’t work so had to wait more for them to come and sort it out. The experience was appalling! I have a 3 year old little boy with autism who was overstimulated from a busy event we had been at all day and needed quick and easy access to our room so that he could have an breather regulate ready for us to return to the event in the evening. The room itself was clean tidy and well presented with decor and what we needed once we got in of course.
It was noisy during the night with people coming in late banging the door and talking loudly, alongside the person working there doing jobs that we could hear being the 1st room which was distracting for us trying to sleep aswell as it not being convenient times past 10pm to be taking rubbish out and cleaning.
