Good, basic little hotel in great spot.
Located very close to the seafront (as shown in the main picture), the hotel is situated in a really great spot, really close to the famous Brighton pier. Parking close to the hotel is by no means guaranteed though! The hotel is fairly basic, but then you get what you pay for! We booked an en-suite room with two beds and its own toilet/shower. The room was a bit dated, fairly compact too (for context, it had a table and two chairs, a double and a single bed, so not much "free" floor space left), but otherwise in good condition. Towels and sheets all clean, the beds were comfortable and both of us slept really well. TV, Kettle, tea/coffee provided as well. The breakfast room downstairs has a fair few tables and chairs, but can get a little busy, but the full English breakfast served was pretty reasonable and kept us going until lunchtime! All in all, i would be quite happy to stay here again.

Felt like I was staying at a family’s house and so at home and comfortable, they took care of us and even understood our hangover during brekky in the morning. The staff were amazing and friendly and communication was immaculate!

It’s a typical British B&B. Friendly staff, great location etc, but don’t expect too much. The breakfast is the worst I’ve ever had in a guesthouse. It’s supposedly a full English but it’s so cheap and small that you’ll be hungry 2 hours later. They even managed to serve the food COLD!

I was disappointed on arrival that there was no parking and my original Room was inaccessible to my party having had a stressful 500 mile drive I was not the most pleasant or polite customer to deal with, but I found it impossible to remain irate with the staff they went above and beyond to find a suitable room and ensure our stay was perfect even offering to load and unload our luggage as we couldn’t park very close, the next morning the girls were an absolute delight to speak to in an impeccably clean dining room with a lovely properly freshly cooked breakfast not one that’s been waiting on a hot plate an hour already, as much tea and coffee as we would have wanted we couldn’t ask for better treatment and the beds were more comfy than ours at home

the room was very small, flat screen TV my laptop was bigger and it was up near the ceiling so not possible to see, heating on when they felt like it, if you were lucky on for a couple of hours then off, can't recommend.

Wonderful stay - basic but so clean!
This hotel is brilliant. Close to the sea and easy to find. The room was small but so clean and tidy and the bed really comfy. The shared bathroom was exactly what I needed and again so clean. The hotel could do with updating but I'd rather stay in an older and CLEAN establishment than the other way round. Hotel staff were very friendly and the breakfast was delightful. I'd stay here again in a heartbeat!

First time to Brighton had a great time very quirky place. The staff at Istanbul Guest House were very friendly and polite. Bed a little uncomfortable but all very clean and tidy. Early morning seagulls not so good.

Very small room with noises gargling from the toilet all night! The walls are very thin - you can hear people's converstation in the neighbouring room.

The best thing about this guest house is the warmth and helpfulness of the people dunning it. Booked a single room and it was fine,. clean linen and clean towels everyday. As a single I had a shared bathroom after all you get what you pay for.but as expected. only real criticism was the shower didn't work so took a bath instead. Location is perfect 1 minute from the beach and just 5 minutes away from town so you have everything on your doorstep except the noise.

Average and well overpriced for what you get. Room alarm went off at 02:00 and night porter, when I finally found him, thought he was doing me a favour by resetting it. Not the worst in the area but if you can find somewhere else then please do so.

Pleasant enough stay with a lovely full English breakfast. We stayed in room 5 so near the main road which was quite noisy and night. And room above seemed to be very active and noisy too. One of our single Beds collapsed twice But all in all, a nice pleasant stay with friendly staff members.

The bed was broken and hard with springs the showers was not on same levels as rooms as I told them I have a disability before I came and no mention of this. There was an argument really loud in the next room till 4am and the stage did nothing about this and it cost me 90 pounds for the night I was angry and in pain all night which left me really upset.

pleasant b and b within prime seaside location
The staff were very friendly and were able to provide a very comfy room with a a fairly edible breakfast. The b and b was quaint the decor was stuck in the 70's but not to displeasing its exactly what I'd expected from a seaside b and b. Overall thoroughly enjoyed our stay at a well run and functionally pleasant b and b. The location was superb too. Seconds from the pier.

Impressive for last minute find
The lady who greeted us at the hotel front door, was nice, but found her bit pushy, wanted to seem to get us into our room before we could either breath. She was abit impatient, but part from that, great stay. The hotel room was very clean, good first impression, the bed was really comfortable, clean and presentable. The bathroom was to high clean standard. But the bathroom could do with better quality towels and a few spare for a shower.

Everything was great and the staff were very kind. Could hear neighbours play music for ages but stopped around midnight which was ok. Main light in the room didn't work either. However, the room was well heated and bed was comfortable. Breakfast was great as well.

Getaway in Brighton
Staff was friendly and helpful. Toilets are outside rooms but always clean and never all of them busy. Rooms do not have lot of space, however, they are cozy and well prepared for guests. For the price I stongly recommend this place. It is in an excellent location, with wonderful staff and cozy and clean rooms.

You gets what you pay for...
The good: great staff; excellent location; more than adequate breakfast; comfortable bed; little street noise. The not so good: wifi fair to barely adequate, none at all in my room, #9, top floor; dining area should be open after breakfast so guest could use wifi when unavailable in room; noise from late arriving party people 0200 or later. I chose this place because it was about the least expensive I could find in a good location. In retrospect i would choose to spend a bit more for a nicer place. Should also mention that the coffee/tea service in the room was a nice plus.

Never Again!!!!
When looking on websites to find a hotel, it said parking was available... what they failed to tell you was that it was parking at a near by parking garage for £18 for 24 hours or 2 hour parking on the street with a no return for 4 hours. We turned down other hotels that were nicer & had parking to stay here. When we brought it to their attention they said it doesn't say "free" we tried to be reasonable & explain our situation. They did not want to help us out or compensate us in anyway... they just said they would change the website. The manager tried to help but had absolutely no managerial authority & the owner was very abrupt, rude, & basically laughed at the situation, saying she wasn't going to do anything to help us & that Expedia had our money so if we wanted to go somewhere else that was our choice but we would lose out on the money we already paid.

Very basic and over priced
The photos of the hotel and room are misleading. I would recommend paying a max of fifty pounds a night for this hotel. Otherwise pay a bit more and stay in a proper hotel. This is neither a good representation of a hotel or B&B.
