Thanks very much for staying! The room is very private, and while you do have to go up a flight of stairs for the shared bathroom, the offsetting benefit is that no one is ever near the door to your room (as its on a different level)

The listing does indeed specify exactly what is shared and not shared. Perhaps you should have double checked the listing again before leaving a bad review. And perhaps read the listing in the first place so you get the accommodation you were looking for.

To clarify we provide a wall mounted heater, a base heater...in a addition to central heating kept at 73F. Thanks for being a repeat guest!

I'm sorry to hear that your stay was not to your satisfaction. We do indeed have those rules set up for quiet times after 11PM and no smoking in the house. Unfortunately, some inconsiderate guests will break them and we do our best to enforce....which we did multiple times. We do indeed have onsite property managers to take care of these issues....and we investigated and talked to every single guest at the time to be aware of the rules. The music was not on "full blast" and while the music may not have been to your liking, the sound levels did not exceed that of a normal conversation, as we do monitor the decibels in the house.When you do stay at a shared facility house with other guests at a substantially reduced rate, you do take on the risk that others in the same area may or may not be the people you want to be with. We personally observed your group to be quite loud in the kitchen area and some guests easily could have complained about that too.There is no need to give the facilities a bad grade, when its actually the other guests you have problems with.

We have the same checkin policy every hotel has. Asking to come early is a Favor, not a right. It's part of the reservation details guests agree to before being allowed to reserve. We do need the time to clean after guests leave at 11am checkin...hope guests can understand that scheduling and getting this done on time requires a window of time to complete

Thanks very much for staying with us. All guests have access to the upper patio in the back and to the backyard. You have a private entrance, so you would just walk to the backyard. The suite next to yours has its own private patio. We will check on the dishes/glasses and make sure they are there.

Thanks very much for staying with us! August was a very wet month and we had to wait an extra week to cut the grass when it finally stopped raining! :)

We are sorry you had difficulty finding your room. Codes and detailed directions are sent up to 3 times by text if guest provides current phone number. Unfortunately some guests do not have their phone numbers updated or don't bother to read their texts and they won't know what room to check into. We do have an onsite property manager who can help as well.

Truly a guest we regret hosting. Bad tempered, sarcastic, rude, with a "holier than thou attitude.... for no apparent reason except that we will not be his "post office" for him and manage his deliveries. This is nothing but a revenge review as his accommodations were without any complaint.....Until we would not go look for his packages...and when we politiely told him this is not a service we provide, he proceeded to tell us that it WAS....and then kept having deliveries made. Hosts should be aware that this individual does not respect house rules, is disrespectful of other's properties, is rude, and extremely inconsiderate. We will never allow him back on the property.
