The building was new and clean and the staff we interacted with attentive and pleasant, but this was the single most uncomfortable sofa-bed I have ever slept in. The mattress was so thin it felt like sleeping on a plastic bag full of wire coat hangers. Then modern hotel rooms are full of LEDs with a lot of additional light leaking in through the door frame and peep hole. The sound insulation was poor and the busy road and railway outside quite audible. Every guest in the hallway was also very audible. You're then caught between a freezing cold room and insufficient blankets or having the noisy heating on. Once you're in bed and being woken up at 2am you don't really want to have to try to solve these kinds of problems. We stayed over before an early start sports tournament but I probably would have had a better night's sleep if we'd stayed home and left at 5am the next day. All in all a terrible experience I am still recovering from. Not to mention the misrepresentation regarding breakfast - it's not from 6am on weekends. I'd not return and not recommend if you're relying on the sofa bed.
