The app says that check-in begins at 12:30 and we had to walk around when we had just arrived to Rome and all we wanted to do was sleep. Check-in does not begin till 2:30 or 3:00pm. The room overall was good, no reliable WiFi though

Very convenient location. Only on 2nd floor but no elevator. Clean room and comfortable beds/beddings . Limited selection of breakfast but convenient in room service
It was just big enough for 4 adults and the airco had a hard time but the location was perfect, panino Divino was in the same street - the best panini in town!! The subway was near but the Vatican too! Loved it!
The room was very clean and comfortable. The young lady who brought our breakfast and cleaned the room was very friendly. The checkin and out process was very smooth. It is located within walking distance of major attractions and in a great neighborhood. Definitely would stay there again.
Great property if you want to stay in central Rome near walkable to everywhere to the Colosseum, Spanish stairs, Vatican and etc. what important thing the property management uses WhatsApp for communication you must have and everything will be easy straightforwardI

The bathroom has a layer of dust along the partician between the tiled part of the wall and the painted part. There was mold in the corner of the shower, the hose to the shower head and the door of the shower. The room itself was fine, if basic, and the breakfast was sub par. The final day we ordered two portions of toast and received two cold slices with rock hard butter that couldn’t be spread. Overall, it was fine since we weren’t in the room much, but I would not stay there again.
Booked hotel and then got message i needed to extend stay longer. I didnt get notified and have service and did not get message. It really isnt a hotel.
In order to check in, I had to call the number on the main door. What if I didn't have an international call plan? Also, nobody answered my call and there was a message in Italian. I wish there was an advanced communication providing all the details on how to access the room before the check-in. This whole thing made me nervous and stressed with the family waiting to go in the room after a long train ride..
Misleading when booking this property. It’s a BNB. We could not understand the owner with a foreign language. Communication was very poor since it was by text. We buzzed in to enter. They were stairs to get to an ancient elevator which was weight restrictions . A resident that lived there very
rude confronted us to take care of the elevator. The keys to the room were difficult to find. No lights in the halfway to the room. The air conditioning was not working properly, and smells. We could not stay there. We took our bags and found another hotel. Please refund since we were misinformed that it would be a Grand Suite vs BNB . I will send review. Be careful when booking this property.
This is not a hotel, more like an Airbnb. There is no reception. It’s a flat in a building with 4 rooms. You need to call a person to checkin who gives you directions to get the keys. Did not like the process at all. The room size and bathroom was decent but very outdated. Breakfast is served to your room and very basic. I booked this property because of the ratings which are very untrue. The only positive thing about the property is the neighbourhood. It’s very quite and there are good restaurants around it. Long walk to the main attractions.
don't be fooled by the name. it's an apartment. someone has bought floor 1 and converted all the apartments into "Hotel" everything was responsive, the breakfast was terrible, 4 toasts, 2 juices of bad taste, 2, coffee, marmalade bags on a cart driven into the room. disgusting, no egg, no cheese, nothing. Very Bad . mold in the shower, electrical sockets loose, I can't even write the rest..
Booked the place on the ratings of 9.8 but would give it a 4. We arrived at 3PM without reading the booking email to arrange checkin after 1PM (unusual) and no one in-house after 1PM thus finally got through to staff and after waiting some time at door or suites, staff arrived with keys. When went to shower that afternoon, no hot water. That eve on return from dinner, the electronic code entry wasn't working well and after numerous tries, let us in. The next day, after all day out on the town, on return, the electronic combination entry didn't work at all and waiting outside the apartment for about 40min until staff arrived to fix. Again no hot water and staff notified of this again as not fixed since early AM notification. The breakfast was advertised as nice and in-house delivery to the suite and when we arrived, found out we got a ticket for a bar down the way and was disappointing as provided coffee, juice and croissant when all other b&b's over month in Italy serve fruit/yogurt/granola/english breakfast and usual Italian flare. All in all, not pleased and would not recommend.
The owner of this property is very dishonest. THIS IS NOT AN HOTEL! There was no heating and attempts to contact the owner was unsuccessful. We did not stay there and the owner charged my credit card the full fee and has not been answering any of the emails or messages from Expedia or me. Imagine if something else happened to you there all you would hear is to contact the owner who is not answering. The apartment is in like an alley that does not look safe. When our taxi dropped us off and we were unable to reach the owner we were so scared that he was going to leave us there in the dark. Luckily someone who lived on the building came out to walk the dog and could helped us. Do not trust this property. I would also suggest that you be very careful with the bookings being done on expedia as apparently they let anyone register there homes and take persons money with no concern for customer safety. If you want an airbnb use that site. If I could give minus 0 I would. Why did he agree to give us a refund and then not respond to any calls or messages even telling the Expedia persons that he will only speak with persons who speak Italian. DISHONEST!!!!!

El cuarto es comodo pero el baño no lo es. Sobre todo la ducha es sumamente incomoda y muy pequeña.
Localización excepcional al lado del Vaticano, habitación limpia y muy cómodo el desayuno en la habitación.
En la descripción no queda claro que no es un hotel, si no un b&b, lo descubrí una vez había reservado
