The staff friendly and helpful. The room was clean but found some stains on the sheets. The mattresses were soft.
Nice welcoming folks running this property. The room is probably 12x12, bathroom is small, (think cruise ship) so space is a a premium. The bed is nice, the water is hot with great pressure, the A/C worked great. The building is very, very secure. Located a 1/2 block from the termini. You can get anywhere in Rome or the entire country in a few short steps!
While the hotel's location near the station was convenient for our early morning departure, the immediate area around the termini felt a bit sketchy. We also had some difficulty finding the hotel and figuring out the reception process. The room itself was clean and had everything we needed for a one-night stay. It wasn't the most comfortable or luxurious, but it was the cheapest option in the area and served its purpose well.
Nothing was too much for this place , they helped me out twice due to me getting my itenary wrong.Located across from station was such a great thing for me.
The location is very convenient since it is in front of the Roma Termini and transportation is easy access. Room was clean and provided clean service. One of single bed was very uncomfortable, but overall a good experience. The area has multiple local convenient stores and businesses, however it is not that pretty due to multiple bars and homeless around. Staff is polite and property was clean
This can easily be confused with Roma Station House which is about half way between this property and Roma Termini. Both are managed by the same guys. Apple Maps somehow showed the other one instead of this one when searched for Roman Station House (our bad, we did not follow the address, instead relied on name only), Other than that, we were good. It was exceptionally quiet despite being near the center of the town.
We had 14 hours from the time our train came in from Lake Como until we had to catch another train to FCO airport the next morning. The accommodations are VERY simple but clean and all we needed for our family of three. 21 minutes walking distance to the Colosseum.. decent little restaurants within 10 minute walk. Basically all you need to sleep, shower (soap and clean towels inc.) get a bite to eat and on to the train.( which is across the street) be sure to read the instructions that they send you prior to arriving as to what time you’ll be there, etc. so that they know when to greet you to let you in the building. I would not hesitate to stay here again for short, intermediate stays.. and if you’re on a budget and are gone most of the time, it would be great for that as well.

The room was very clean, large, secure, and very close proximity to the Roma Termini which made for an easy train departure. We were also granted early check-in and they provided bag storage which was nice. Reasonably price too. But BE ADVISED; this is NOT a hotel and felt more like a hostel or a boarding house, a series of rooms on an upper-floor apartment building, with no attendant and a cluttered office right outside our door. It was not what we were expecting and I wish I did more research before making the reservation....Also, the neighborhood near the station is a little sketchy, the street stinks of urine (not unlike most cities, including my own hometown of NYC), just be aware that there are refugees and homeless throughout the neighborhood, and although nobody was aggressive, it was a little intimidating for my wife and she did not feel safe staying here.
It was great and very convenient to be so close to Roma Termini and having buses and train station in the same location.
Hotel was super secure, clean and personnel were friendly.
The sidewalks can be better taken care of, but thats not the hotels fault.

We had to wait a while for someone to show up and let us in, but once they did, they were kind. It was a different set up than we were expecting, but it definitely worked for one night. Only complaint I have is that the shower leaked all over the bathroom floor and we had to end up using a lot of towels to soak it up.
The place is still under construction. Gypse dust everywhere. No cabinet to put our things, no lamp, no hangner in the only closet in the room. Shower glass doors where dangerously installed and FILTHY. Toilet seat not fixed as the sink. Balcony dirty and electrics wires hangning. We had to complained to get the room cleaned or/and get towels. No soap, no "Welcome bottles of wine" as mention in the reservation description. The manager tryed to mske us pay twice for the city's taxes.
You can see that the renovations where made in a rush and without knowledge of how to make it.
When we arrived, the sink was blocked... I had to fix it with my hands. Luckely, I work on construction and I knew how to do it.
There was blood stain on the bed's sheets.

Would not recommend for families. The area around hotel is dirty, busy, crowded, and smells. It is right next to the train station, and there are a lot of homeless people. There are actually two locations, which was not communicated to us so upon arrival, we went to wrong location. There was no one on site. It was difficult to find the place and to find staff. This was not ideal dragging around all our luggage after traveling for 24 hrs. The staff is not on site at all times. The communication was not ideal as the English language spoken by staff is not great. Messaged prior to arrival and no one responded. Do yourself a favor and look for place at least 2 blocks away from train station in any direction. The room itself was clean, just small.
Pros:
* Excellent location for Termini Station
* Water pressure in shower is great
* Outlets with USB ports on both sides of bed and other outlets in room
* Smart TV with free Netflix
* Excellent air conditioning in summer
* Double Room (#4) with courtyard view is quiet at night
* Building is very secure
* Secure elevator & stair access
Cons:
* Found a long hair between sheets that was not mine
* Double room (#4) has a large shower stall, but cannot be closed (this was not the case in Triple room (#2), so much of the water spills out during shower
* Need room key for power which means you can’t leave the room and charge things while you’re gone
* Most of the popular main sights are 20-30 min walk away (and some of these include hills) but there are Metro and Bus options close by to reduce the walking effort but not necessarily the time to get to them
* There is also a Roma Station House nearby (possibly same owners?) and this made directions with Google annoying as it doesn’t come up automatically, you have to use the exact address or search Archi di Roma Guest House which is located in the same building
Pros:
* Excellent location across the street from Termini Station (directly across from Mercato Centrale) allowing you to roll out of bed to get to station quickly and not drag heavy luggage for more than half a block
* Rooms are clean and beds are comfortable with varied pillow options
* Water pressure in shower is great
* Outlets with USB ports on both sides of bed and other outlets in room
* Smart TV with free Netflix
* Excellent air conditioning in summer (goes down to 16C if needed)
* Building is secure with keys needed for main entrance, elevator/stairs entrance, hotel door entrance, and key card for room door
Cons:
* Rooms have shudders but this doesn’t keep out the light at night (and some are broken so more light shines through) in addition to some of the lights from electronics on in the room. You can also hear other guests in nearby rooms and hallways talking through walls.
* Triple Room (#2) facing the terminal has soundproof windows but they don’t keep out the constant (mechanical & human) noise at night from the station - not recommended for light sleepers at all
* Area surrounding the hotel and train station is dirty with many vagrants
Pros:
* Location is excellent for easy access to Termini
* Building is secure
* Beds are comfortable
* Lots of towels given
* Great water pressure
* Inner courtyard rooms are quieter than street-facing rooms
* Staff is friendly and fast at check-in
* Usually able to accommodate early check in
* Shower in Room 5 has a door that closes so water doesn’t spill everywhere like in some other rooms.
Cons:
* Staff did not respond to email and the hotels (dot) com app did not work so Manager did not get my requests ahead of time until I reached out via text message. I had requested that I be given Room 4 ahead of time for 2 upcoming stays and was told it wasn’t available the first time but I could have it the second time. When I showed up the second time, I was still given Room 5
* Room 5 is smaller than Room 4 and has no place to place an open suitcase other than the floor or on the bed
* Bathroom is extremely small and toilet space may be difficult for heavy set people
* Shower is detachable but does not stay in place at a good angle when using hands-free due to placement of hose
