"I was surprised that the hotel is in a former Chinese restaurant, with a corridor of rooms upstairs. Mine was large, clean and with an ensuite that had been refreshed at some point. For this price, I'd expect some stuff to be broken (e.g. cracked sink) but it wasn't. Having a sort of kitchen at the end of the corridor was good. The fit out is not particularly good, but the owners have clearly made an effort to provide somewhere comfortable at a reasonable price. However, the claim that there is an indoor pool is wrong (public one over the road) and I inferred 'grounds' which are the park over the road. My room looked out over a noisy servo and the heavy trucks rolled by from no later than 0400. The 24 hour staff is only true in that they answer the phone and are helpful - I think the reception service is in Canberra, not Cooma. Don't be put off - the place is fine - but it is basic, tired and requires an open mind."

"Room was NOTHING like the picture. Advertised with restaurant and bar & price included breakfast. Upon enquiring about the restaurant hours, we were notified that the restaurant was not operational, and the bar license had lapsed. After enquiring about breakfast as it was included in the price, a makeshift station was set up with a toaster, microwave with some cereal, toast & juice offered. Ceiling was falling in around the fireplace in the "games room" where the pool table had seen better days. The air hockey machine was broken, and other entertainment was turned off. The reception area was disgusting. Lights not working and stuff everywhere. Unfortunately, the whole complex has not progressed from when we stayed 20 years ago due lack of maintenance. The condition of the premises reflected on the number of residences staying.
The AC struggled to keep the room warm and on full force, drowned out the noise of the leaking toilet. Towels were hung on the windows to keep the cold out. Apart from all the negatives above, the room was clean.
Very disappointing stay and won't be returning.
