"We arrived and had been upgraded, the room was lovely, huge queen bed lovely decor. The breakfast was amazing lots of choice in a stunningly decorated dining room. Perfect."

"Lovely stay nice room, pretty good breakfast, lovely MASSIVE pool. A negative would be breakfast price higher than other hotels locally & no fried eggs/ hot choc/ marmite/ Nutella, not loads of choices and not worth the extra £2 a head than other local 4* hotels. "

"Dated furniture and decor. Room was comfortable and clean. Very quiet, you wouldn't think you were only yards from a main road. Ample car parking. Bus stop just outside main gate with plenty of buses into city centre. Breakfast was excellent. "

"The hotel was nice and clean and great location for getting around, however I would not recommend the breakfast, worst one we have ever had, overcooked food, only one pastry, the only nice thing was the porridge so definitely not good value for money. We have had an evening meal before and that was lovely."

"So i irrived to a bed. Good start. Anne franks attick would be the ritz compared to this. Tv didn't work, heater didn't work, dispite me being advised to plug it in by the lady on reception. This turned out to not be a problem as she worked out how to put the heating on permanently for the next 2 day. Breakfast on the 1st morning wasn’t something id normally spend 7 quid on as it leaked oil from everywhere, i didn't have a 2nd Breakfast as the other guest sitting with his 4 pint cans of Stella at 0930 having his internal chat with himself put me off a bit. Black mold across the bathroom ceiling and the bath panel hanging off didn't fill the room with much of an element of hope neither did the radiator being held on ny clasps. The hacking coughs of "residential guests" long into the early hours of the morning lead to a nights sleep in the loosest sense of the word. The bed had an aroma that i still cant figure out as ive never smelled anything close to it. Plus side it was local and not too far to walk into headingley which with the otley run and puking drunk students was a blessed relief from going back to the Boundaries to sleep."

"I didn't have breakfast. However, whilst the room was tidy the pillows were like concrete blocks. Also the bathroom had damp and fungus because they dont have an extractor fan. The room also are in need of decoration. I paid £89 and i wouldnt say it was worth £30. Disappointed. Whilst the lady on reception was polite and courteous i wont be staying there again. I work in Leeds a few times a year so i will put this on my 'do not use' list of properties."
