Nice place and budget friendly!

We had a great stay, reception staff was very attentive to our needs. Place was clean, and we had quiet nights. Would stay there again. Breakfast was offered but we didn’t expect it to be. Price was right for our budget and that’s what was important to us.

Nice, Safe and clean

This hotel is safe and very nice. Price is affordable and worth. Bus stop is nearby. Dinning room was supported and huge. I would give this hotel 5 stars.

Area location was perfect near trams/buses. Quiet. Room was tiny with slanted ceiling so not suitable for a tall person, but adequate for me and my daughter. Shared bathroom.

We stayed 1 night for a quick visit to Edinburgh. Location was fine and cheaper than hotels more centrally located. Our room was on the top floor with many stairs to climb. Sharing a bathroom caused no issues and seemed to work well. However the room was tired and badly in need of maintenance. Tiles were loose, power sockets moved when using them, the blind, once down, could not be raised again and the tv worked intermittently (once we found the extension cable to turn it on). There were shops and cafes close by for breakfast. Overall not a great experience however it was clean and manageable for 1 night.

Nice location, tram to the train station and airport a few minutes away, and if you like walking old town is 20 min away. The room is nice, nothing fancy, but it was clean and had decent amenities

Location is great, close to most and very close to trams, bed was comfortable. Though the shower was a dribble, and a few bits and pieces didn’t work. The communal area needs some work, don’t expect clean dishes to use or a breakfast included like we thought.

I have previously been to the abbotsford when ut was under different owner who kept the BnB absolutely beautiful and was a brillant host and so peaceful place to lay your head.i would not receive this BnBs as its terribly dirty with used beds sheets still on and very noisey!! Thats been nice guys!!

Our family loved our stay at this wonderful property! It was easy and convenient with tram and bus stops nearby as well as many excellent restaurants and services. Edinburgh is magical and this house had real charm which added to our lovely stay. The only draw back is the WiFi was spotty. This can be a challenge when traveling because most cell plans charge by data use when going international. Having wifi at your hotel becomes crucial so you don’t use up all your data. Other than that everything was perfect! Thank you so much!
