good on all counts but did experience problems with heating on first day and permanent problems with tv , A point for guests with limited mobility there are 2 flights of stairs and no other rooms available for us. As description stated garden view we thought it was on the ground floor, not the top ...

Yes room was good, we had a dog friendly room for my friends service dog. Spa was lovely and clean, staff were great to help with all information we needed Reception staff were really helpful. We were room only but had breakfast on one day. Was ok. We went to portobello cafe much better

The room was super clean and spacious! It was so much more than what we expected. It's located in the old town, a mere 10 min walk from main landmarks like St Giles Cathedral. We loved our stay and will definitely come back
