We had an awesome stay at Head of Pond House and really couldn’t have asked for a better experience. The house is beautiful, has a ton of character, and is in a great location for spending a weekend in the Hamptons. Our host was fantastic and probably the best part of the stay. She was incredibly accommodating from the moment we arrived and went out of her way to make sure we had everything we needed. She was always available if we had a question or needed a recommendation, but at the same time gave us plenty of space to enjoy the weekend. Breakfast every morning was also great and made the stay feel a lot more personal than staying at a hotel. Everything was fresh and really well done, and it was a great way to start the day before heading out. Overall, we had a great time and felt very well taken care of the entire weekend. Between the house, location, breakfast, and especially the hospitality, there really wasn’t anything we would have changed. We’d absolutely stay here again next time we’re in the Hamptons and would highly recommend Head of Pond House to anyone looking for a great place to stay.

I don’t even know where to begin with this place. It’s heaven. The house is beautiful, situated right next to the lake with a serene backyard and dock you can go sit on. The rooms are beautifully decorated and spacious, and feel understatedly luxurious. Pauline was an incredible host, welcoming us from the moment we got in with recommendations and a tour of the property. Breakfast was healthy and delicious each day, and there was a fridge with beverages and snacks you could help yourself to at any time. It was a perfect getaway and I can’t wait to come back.

We had an absolutely exceptional stay at Head of the Pond in Water Mill, and I cannot say enough about the experience, particularly the care and attention brought by Monika, the owner. We stayed in the two-bedroom cottage by the pond, and from the moment we arrived, it was clear this property is operated at a level far beyond a typical bed and breakfast. The cottage was in pristine condition—immaculately clean, beautifully maintained, and thoughtfully appointed with all the amenities you would expect from a fine hotel. Every detail felt intentional. What truly set this stay apart was the fully stocked kitchen, complete with an abundant supply of quality food and drinks. It’s a level of generosity and hospitality you rarely encounter. These are the kinds of touches that guests remember and that bring them back. Monika clearly runs this property with pride and integrity. Unlike many businesses that begin with high standards but gradually cut corners, she has remained committed to doing things the right way. It shows in every aspect of the experience—from the condition of the accommodations to the overall atmosphere of care and comfort. A special note for those considering when to visit: winter in the Hamptons is a hidden gem. While it may be chilly, the beauty and tranquility of the area remain, and you have the added benefit of enjoying a luxurious stay.

The cottage is quaint and old, it is showing its age. The beds were ever comfortable. The entertainment option was not a TV but a projector with a shoddy speaker. The spiral staircase to the upper level was treacherous to come down and several of the vertical supports were look making the decent and ascent scary. The pond side location was very nice and the little patio was special apart from the chainsaws from the unfortunately scheduled tree cutting by neighbors.
