The view is superb. The cottage is comfortable with complete kitchen amenities. Nice fire place. Bed is comfortable and clean. Property is right in front of lake tahoe.

Property is in a great location! Cabins are clean and well kept. Only 2 issues were shower area was small and mattress was not so great.

We loved our cozy little cabin! It was really clean and the location was fantastic. The kitchen was fully stocked which made it easy to not go out for every single meal. We’re already planning our next visit.

We had a very comfortable stay during our time at the Franciscan Lodge, and really appreciated the help and great customer service we had from property management. Definitely recommend and would return again in the future!

We were in a room that was recently remodeled, and it was very nice. The ones on the water sell out far in advance, so we were on the forest side. It was very peaceful and easy and the front desk gal was nice and accommodating. It is about 12 minutes to Northstar and plenty of restaurant options nearby. We will stay here again.

When arriving in the room there was no fireplace! Look at the pictures when booking….it shows a fireplace! When asking about switching to a room with a fireplace…we needed to let them know sooner! It was less than 5 minutes. I use Expedia a lot and have not run into this before! We will not stay at this property again and will do reviews on trip advisor and Expedia!

I have asked that the photo be removed from the booking platform which unfortunately does not allow us to profile each unit individually which would be useful. We apologize for any confusion caused. A very important thing to note about these rooms is that even if they say lakeside, they are actually roadside. There is not a view of the lake from the lakeside rooms and if you are in one of the rooms along the road, it can be noisy. Our comfort studio could have been nice, but things like a shower door we had to put back on the tracks and drafty windows in the winter took away from the comfort. It's an area that has the potential to be great, but the general listing is misleading for what we actually received.

We do our best on our website and in the limited space that is available on other platforms to describe where guests will be staying. Maybe take a look at the lodging page of our website. There are three areas: 1) Lakefront cottages are directly on the beach of Lake Tahoe 2) Lakeside suites and studios are on the lake side of the street but NOT directly on the beach3) Forestside suites and studios are across the street from the beachYour maintenance items have been ticketed and will be address and we apologize that they were not picked up on prior to your arrival.We hope that you will give us a second chance and that the property layout makes more sense now.

Our little cabin was very clean, bed was very comfortable and decor matched the Tahoe surroundings. The kitchenette was a surprise with knotty pine wood, table and chairs, all the appliances you can imagine. However, the wall next to the small gas stove/oven had a burned out section. That was unsettling! As soon as that happened, it should have been fixed immediately.

We got there and they gave us total different room. And the furnace is not working. It is -5C outside. The pictures shown are very misleading. The staff is not very helpful when we told her that the heater is not working. She said she can only bring us two small heaters. So this place is totally a scam.

Thanks for your review. After investigating this unit's heat went out between it being cleaned and your arrival. It was working. Our maintenance team found the issue to be something requiring an outside contractor to be called in and this work order has been placed. We apologize that we had to provide you with space heaters but at the time this was the best that could be done. Units are privately owned and decorated and furnished by the owners, we do not aim to mislead anyone and try to portray average units in our marketing. Sorry that your stay was not as good as it could have been, maybe give us a second chance.

It's fine...
Good location but room felt run down. Staff is friendly and on site until 5pm (they cited leaving early since it is "off season" despite being fully booked for New Years weekend). They were able to help us after hours when we got locked out. It's convenient to have a fully stocked kitchenette but the toilet was broken and ran all night, the heater needed tinkering with, the beds were extremely soft. Some of the TV channels they provided on their list said there was no subscription to the service. Small things that added up to a little buyers remorse on this one. Most of the rooms are not lakeside. My "forest side" room backed up to National so there were flood lights shining into the bedroom. I was surprised by that...I didnt expect to have a lakefront room but thought we would at least be on the lake side, not across the street. Overall it got the job done, but there are better choices in the area.

The property does span three different lots and each has its own character, with pros and cons. We hope that you will return and if you book directly with the property you can request a specific unit or let them know what you do and don't like around your unit and our team will always try to meet your needs, we are small enough to be able to do this. Hope that you will be back.

Cute and efficient spot by the lake
We only stayed one night while skiing at Palisades but could have stayed longer since there was a kitchenette and kitchen tables with chairs for making meals. I didn't realize this is an HOA with individually owned units, which means the units are cozier than the average motel in this price range. The unit was very clean and the property is on and across the street from the lake (depending on the unit). I would definitely come back again for a night, or a few!

life changing
The lodge is comfortable and fantastic. There are some lodges close to the lake Tahoe. You can enjoy the beautiful view in day and night. Room is clean and warm. All the staff treat you like friend. Though the heat system is quite noisey when it heat the room. But overall, it is a perfect place if you want get rid of the busy city life.

Right near the lake and with private little cabins this place is a dream. The staff is so kind and helpful. My partner is Betty allergic to animals so it being a pet free accommodation was actually an amazing find! It’s my go to stay in Tahoe now.

Nice little cabin feel with all you need
The front desk was amazing. They checked us in early and was super accommodating. We were about 50 feet from the water, but there was a spot right in front of us. I think it was a larger cabin. Very clean and tidy. Lots of construction but stay wise very nice and quiet. We would definitely stay there again if we knew we were going to get a cabin right on the water 50 feet from it was amazing but that’s the only thing I would’ve changed. Thank you for all the kindness..
