"First room smelled like cigarettes. The second had stains on the white sheets and comforter. Bathroom sink was cracked. We only had two bath towels, when I asked for more bath towels, wash cloth and hand towels I did not receive any. The TV remote control did not work, when I told employee she said she come and look at it but never did."
"Safe and easy parking. Very friendly staff. Nice lobby/breakfast area. Well designed rooms. We really liked the microwave and fridge being in a built in area by the door instead of in the furniture. "

DANGEROUS (maybe even illegal) items:
Water is scaldingly hot. The single-handle control in shower is broken, spins 360 degrees, so it's VERY difficult to avoid being burned. My wife burned her face before we knew it was broken.
There are NO smoke alarms in room.
No grab bars ANYWHERE in bathroom/shower.
The step down outside the door is almost a foot high, with no hand-hold. Very dangerous if you're not exceedingly careful. Needs another intermediate step outside door.
Deadbolt lock inop/damaged. Useless
NO ONE is on-site. No phone in rooms. Calling motel number gets only a voicemail, and a text with partial answer to questions "sometime" later.

As I said, there is no one on site, and they don't send instructions for checkin until "just before check-in".
The basic instructions, including WHEN to expect the details, should be sent with reservation confirmation.
Very basic "Nice-to-have:"
There are almost NO amenities:
Only the tiniest sliver of soap for 3 days, no shampoo. No Kleenex.
Curtains don't cover windows.
No chair/desk anywhere, or luggage racks. Just an extremely flimsy round bedside table. No place to put suitcases.
No garment hooks in bathroom for clothes.
Some of these would be very inexpensive to address.
In any case, we will NOT be staying there again."
"I enjoyed a very comfortable overnight stay. The hotel & rooms were clean, the bed was comfy, and the included breakfast was a great way to get the morning going. Good location, very close to a host of different restaurants & services. I would definitely stay here again!"
