We were notified very early the room was ready which was great along with car parking details and key code.
The room was clean/ rea facilities/small fridge/fan/hairdryer.
The room downstairs had facilities to use toaster- big fridge-plates etc
The host was lovely friendly and informative.well situated near the pier end it was quiet and we slept well.
The hotel is beautiful,it looks freshly decorated and clean.room was clean and had all we needed, exceptional for the price.location is perfect for pier,pubs,eating or shopping. Our new favourite place to stay.
On street free parking is a blessing. Will be back again.

Could not get out of the hotel on the first night because the door locked itself shut the staff was falling out with the owner about this, I did not like the way he got me to tell the owner that it was a fire risk (no one allowed to leave the hotell). Getting me involved with their squabble. The owner then threatened to call the police on here own staff. The owner came in drunk still arguing with her staff till I went to bed.
In the days after she was always blaming the guests for not opening the door properly.
A nearby hotelll had underage boys from sheffield, that had some problem with there keys and climbed out throug a window and on there way back at 5 am brock the window to get back in, that is not the folt of this hotell but if nearby hotells do such thins would you want your eldaly parants to stay here.
There is street parking but I had to use the pay car park across the road there is no way of paying for this car park online so you have to get up at 8am to pay for the following day, On the day we were keeped up by smashing windows I over slepped and got a ticket.

Great guest house 8n a great location, easy check in with key box outside ( code given on day of arrival) free parking on street past the Queens Hotel or CarPark across the road. Room is clean, comfy bed, shower and tea/coffee facilities + tv.
Ideally located right next to the main area of Skegness for easy access to the beach, rides, bars and arcades. Overall nice and clean place with easy access via the key box. Room is basic but comfortable, shower was terrible, but that's the only thing that let it down really. For the price paid I would definitely stay again.
Service was really good at the property. Angie went above and beyond to make us comfortable. She was really friendly and helped us with early check in. Definitely recommend for any travellers to skegness.
Great location, just a solo trip for a couple of nights to visit family and do a bit of running at the coast. The room was clean didn’t really spend much time in it to be honest just to sleep, first night had a great nights sleep 2nd time next door kept me awake talking but I’m a light sleeper and these things are expected.
