「Room was much bigger than expected (possibly an upgrade) and seemed to have been recently renovated. Spotlessly clean and comfortable bed. Breakfast was included although my invoice stated room only. Apparently all rooms here include breakfast which was very good. Highlight really was the friendliness of staff which is probably because it’s an independent property and they genuinely want to make guests feel welcome. 」

But it is completely blind (there are windows but you need to keep blinds down so it’s dark!) which the listing avoided showing with great success.
