Room includes a bed and a bathroom. We didn't need anything more than that so when comparing prices in the area, this was perfect. Parking is a lot down the side street. It is made for small/mid-size cars and is accessible to guests before check in time (just check with front desk for a parking pass). For a one night stay after a show, the hotel was just right. If you are looking for a longer stay on the beach, the location is perfect but you may want more space.

Pleasently surprised. This little cozy place was more then I expected. Staff was nice, view was great, room was clean. Convenient to everything, even the neighboring rooms were respectful. No late night shanagins. The coffee shop down stairs was a big plus. Great coffee, muffins, opens at 6am. Really had a great stay.

We had a king room with balcony on the second floor. The location is perfect - right across from Hampton beach with an unobstructed view of the ocean. The building is old, but they keep it up pretty good.

The property is everything the reviews said it is. The only good thing is the location, but beware that the strip is loud at night and the loud trash truck comes around 6am. The beds are uncomfortable, carpets felt sticky, although that could be due to being located across from the ocean, there was a cigarette butt in the track of the sliding door to the deck. As other reviews stated, the only lock on the door was the doorknob. The place needs an overhaul.

The Balcony above the boardwalk is the best part of the room. We stayed here 2 years ago in the exact same room and saw no updates or repairs since our last stay. The toilet still runs and the sink valve still drip.

The only real selling point for this property is the location and the oceanfront balcony. There is no elevator, no pool, the rooms are small, the shower was the approximate size of a coffin and security is all but nonexistent …BUT you are just a few steps from the sand and the balcony view is amazing. If you are looking for upscale accommodations this definitely ain’t it but if you are looking for just a (hard) bed to sleep in it is very serviceable for that. I would stay again.

Lots of stairs and confusing layout. People with wheelchairs were not able to be on the ground floor, no elevator, not fully staffed. Parking was really hard to find and the front door was hidden.

Would definitely stay here again! Balcony room was surprisingly quiet, even on the main strip, and with neighboring rooms occupied. Would have liked parking to be clearer ahead of time and for the shower to be bigger but otherwise good place. Deck balcony good size, good furniture for sitting and enjoying the view. Bed wasn’t too firm as I’ve seen other reviewers state (personal preference of course). While the sliding door has no locking mechanism itself, there was a stick to prevent door from opening to use as a lock. TV should definitely be larger as guide is difficult to see. AC def needs to be cleaned but did work. Again- great location, surprisingly quiet, great balcony- would definitely stay here again!
