Based on previous reviews and photos, we were excited for our stay while we visited Xcaret park. However, upon arrival to our room, I noticed dirty walls in the hallway with bug residue. I was also disappointed that they assigned us a room on the 1st floor with little privacy. The walls inside our room were also visibly dirty. There was a foul smell coming from our bathroom sink along with small bugs all over the bathroom. There was no hand soap provided and when I asked the staff, they advised using the body soap found in the shower. It was the first time a hotel has not provided hand soap. The floors were dirty and the property has not been maintained. The only pros were that the staff were friendly, the pool was lovely & our booking included a free breakfast. My daughter comments that she is hopeful that this hotel will improve with proper attention.

Un hotel bonito, acogedor, muy tranquilo. Excelente para relajarse y muy cerca de parques. Cuenta con estacionamiento e incluye el desayuno, claro no esperen un buffet ni lo más rico pero cumple su función. Lo único es que el wi-fi llegaba muy poco a la habitación y no había señal del celular, me quedaba incomunicado por ratos. El trato de personal muy bien 👌

El precio es excelente está cerca de los parques es lindo sólo creo que le falta un poco de mantenimiento me parece excelente la limpieza cada 3er día por el cuidado del medio ambiente, definitivamente volveré la comida a la carta es rica el desayuno incluido en verdad no tanto pero es bueno cuando vas de viajero, la comida a la carta es económica, solo en el desayuno queríamos pedir a la carta y no había nada:( de ahí en más todo está excelente ♥️

We stayed at Casa Kaoba for 3 nights while in Playa del Carmen. I was pretty impressed. The hotel is beautiful and clean. we stayed in one of their larger rooms with a kitchen and patio on the first floor. Beautiful and spacious. The pool is huge, and their Pool hours are great. I would only suggest they invest in better mattresses, but otherwise for the price, I definitely recommend. It would also be nice to have more breakfast options. Will definitely return.

Nos gusto la instalacon, el personal muy amable, y la ubicacion cerca de todos los parques, todo a menos de 10 min, el precio bastante accesible, lo que no me gusto es que en la habitacion se va mucho la señal de celular y el agua y cafe que ofrece el restaurant durante los desayunos incluidos malisimos...el desayuno bien!

Friendly staff. Love the property decorations and garden and the best for us is that if are 5 in your family they can stay all together in the same room (they're big!!) Breakfast is good. Easy Check in and check out. If you need to message the hotel they will answer and help you. We'll be back and of course we recommend.
