We’re a retired couple traveling with our children and grandkids for a Christmas vacation we planned far in advance. We chose Dawn Beach Club Resort, Sint Maarten because we wanted a comfortable, family-friendly place for everyone to relax. Unfortunately, our reservation was canceled at the last minute, right before the trip. Because the cancellation happened so late, we were stuck with non-refundable costs we’d already paid for, including ferry reservations, car rentals, tickets, and other pre-booked attractions, plus extra expenses trying to rework plans during peak holiday travel. Anyone who travels over Christmas knows availability disappears quickly and prices skyrocket—finding a comparable place on short notice was nearly impossible. The worst part was our grandkids. They had been counting down the days, talking about the beach, and so excited to spend Christmas together. Having to tell them at the last minute that the stay wasn’t happening was heartbreaking, and seeing their excitement turn into sadness right before the holiday is something we won’t forget. We understand unexpected situations can happen, but canceling a family’s Christmas accommodation this close to travel caused major disruption, stress, and real financial loss. Based on our experience, we cannot recommend booking here for an important trip—especially during the holidays. If you do, have a backup plan and avoid non-refundable bookings until you’re absolutely sure your stay is secure.

We had a great condo, well furnished, beds were great, great view except for the railing being so high on the lanai. Also, cooking pans and knives could use an update. Waves are rough on this side of the island so you must travel to snorkel.

This is a time share property beside a Marriott. Staff extremely helpful and friendly. Beach is quite nice with plenty of space for everyone to have a chaise and parasol. Unit itself was clean but lacking in charm. Biggest complaint was the food at the Marriott (only place to get anything to eat as the resort is very isolated) was very expensive and virtually inedible if you can get it. We tried to be seated at a completely empty dining room at 8 pm and were told we would have to wait half an hour to be seated even though we were clearly an exhausted family having travelled all day with a 4 year old. The property itself is just a maze of stairs and hills with zero signage to orient yourself. I would never return.

Great stay at Dawn Beach! Rooms are amazing - modern, spacious, clean with great mattresses and bedding. Large functional kitchen, nice patio/balcony. Pool is massive and excellent for kids, nice beach and very large property so never feels crowded. Management were incredibly nice and went out of their way to make sure we had a very enjoyable stay. Highly recommend.

The entrance was undesirable the cab took us to a underground parking deck then to the lobby the Lobby felt like a motel 8 the front desk was lady was Nice and she had the maintenance man take us to our room? We entered from the back of the hotel and we where pleasantly surprised the room was spacious clean great view very new and modern.I guess they are still recovering from the Hurricane.

From the check-in to when we checked out everything was unprofessional! The place has zero signage telling you where to go! The Guard @ the road had no idea where to check-in? The place was under construction from 7:00 am until 9 pm daily! Trash, dumpsters were full and overflowing! No one answered the phone most of the time @ the front desk! Our door would close very hard and would not always lock!The deadbolt was useless! we had to slam the door to close and lock it properly! we were on a 3 rd floor w/hardly any elevator service!A real old and unsafe elevator that needs replacing,it wouldn't work daily for hours @ end, so we had to walk a half a mile to exit from our room to the pool/beach area.None of the food places were open during our stay except a pool bar area, w/a limited menu.Internet service was spotty @ best, and we had no cable TV working in any of the rooms during our stay.ants were in our unit, no clocks in any of the bedrooms! Bathrooms @ the pool were dark and smelled, the chaise lounges @ the pool and Beach were old and mostly broken to some degree and very uncomfortable w/the majority of them w/o pads and or were old, alarms went off daily @ the pool from 3 to 5 pm? the resort lost power on several occasions and we were right near a loud old generator, the place overall was under construction and the help didn't seem to know or care! We noticed that neighbors not staying @ the resort came onto the property and used the pool amenities and pool along w/the

the best place on the best island

dawn beach club is an amazing place with wonderful people. the hotel side is still not open but the staff there is doing a phenomenal job and making everything the best it can be for its guests. and saint maarten is finally starting to recover from the hurricane and covid!
