住宿樓下有很棒的超商，房間很棒，有陽台，廁所設備很好乾淨，房內簡易厨房齊全，很安靜，床又好睡，只差別，公共區域清潔性不夠，什麼東西都沒有，門口住宿表示不清很不容易看到，找了一下。

Fantastisk utsikt från balkongen
Fint och rent hotellrum. Personalen kunde bra engelska och var trevliga och hjälpte oss boka taxi till flygplatsen. Nära till spårvagn och bara 3 stopp från centrum och stranden. En stor mataffär låg i botten av hotellbyggnaden. Fantastisk utsikt över Nice från balkong på 7:e våning. Minus var att sängen var väldigt hård, ingen bäddmadrass, och lite utrustning i köket. .

Een goed verblijf gehad. In het appartement ontbrak wel wat servies. Ook werd er pas na een week schoon gemaakt in de kamer. Voor ons was dat geen probleem, maar dat betekende wel dat we geen schone handdoeken kregen. Deze konden we echter gemakkelijk aanvragen bij het personeel.

Très bon emplacement, et bonne prise en charge
La résidence est très bien placée, il y a quelques commerces, restos et meme un cinéma a côté 10 min a pieds de la station TER/ TGV, et 2 min a pieds du Tram. Les chambres sont correctes et contiennent des ventilateurs (pas de clim). C'est une résidence Estudine mais qui propose des prestations d'appart hotel pour les court séjour. Les responsables de l'établissement sont très serviables. Point d'amélioration : developper le côté appart hotel avec des produits consommables : mini dentifirices, shampoing, savon, et un accès libre zux serviettes propres... Je recommande cet établissement largement !

Clean modern studio
Great modern, clean studio room. Perfect location close to Nice Ville station. The room was on 7th floor with beautiful views over Nice. The windows were of really good quality, once closed I couldn't hear anything outside. Overall I would definitely recommend Student Factory.

moyen mais personnels sympas
Probleme de machine a notre arrivée, 1h plus tard nous rentrions enfin dans la chambre. Pas de serviettes a disposition nous avons dû en demander. Deux jours plus tard nous n’avons plus eu d’eau le soir, en sachant que meme a 23h il fait encore chaud nous aurions aimer nous laver avant de dormir. Le ménage journalier n’est pas fait, surement car ce n’est pas un vrai hôtel, c’est un peu dommage surtout pour le prix. Ne vous avisez surtout pas d’avoir un soucis apres 18h car il n’y a pas de responsable ni de personne de garde. Par contre, lorsqu’elles sont là, les femmes de l’accueil sont tres sympas et font de leur mieux pour vous aider.

Never actually saw anybody during my entire stay which was a little weird initially, just given instructions to collect my key cards & used the lifts to enter & leave the property. Cute little room on the very top floor with a small kitchen and microwave. Adored the balcony with the views first thing in the morning

Pas de transmission en amont de l’arrivée du code pour entrer ds le bâtiment puis pour récupérer la clef de chambre. Donc on doit appeler le numéro d’urg Pour les obtenir. Aucun personnel la nuit ni le WE. Samedi soir, ambiance boîte de nuit ds la salle de convivialité du 1er étage. Dommage car bien situé, neuf et agréable (petit balcon).

Nocleg jak najbardziej w porządku. Niestety duże problemy podczas zameldowania. Brak kontaktu przez pare godzin z osobą odpowiedzialną za zameldowanie. Po 3h nagle odebrala telefon i z pretensjami ze psujemy jej sobotę, zameldowała nas.

Vi tyckte mycket om vår lägenhet. Den var jättefräsch och fin, och vi hade balkong med fin utsikt. Allting funkade snabbt och smidigt. Det som var ett minus var att det inte fanns någon ac på rummet.

Convenient for foodie, better stay at cooler time
Very convenient for foodie: seafood and fruit market at Gare du Sud, but clean and tidy. Supermarket also just downstairs. Just 15 min walk to the city center and the beach. Yes this is Nice! The only thing, like many have said, the room does not have air-cond that makes it hard for hot summer. We were just able to sleep with all windows opened. Just two degree higher that would have been disastrous. In cooler weather this place would be perfect, and for the nice price.

Proximité du tramway et de la gare plus de la plage . Pour endroit où il se situe c'est parfait . En revanche aucun accueil . Pas de cuvettes qui tient. 4 jours passé à l appartement hôtel et aucun changement se serviette ou de draps même pas de nettoyage . Lit trop petit pour deux . Pas de clim . Service propose a côté très peu .

Very modern, roomy apartment with balcony, big bathroom. Location is good, there is a supermarket right on the door step, nice food court opposite and tram station. However location is very noisy and busy at all times of day. Few essential missing: no air conditioning!!! (which was horrible in the month of July, making it impossible to sleep),no hair dryer and no kettle

DON'T STAY HERE IN THE SUMMER!
Its horrendous, there's no AC, no fan, and even the windows in the corridor have been locked. We went in the middle of Summer, and were literally dying in the room. There's a door to the balcony that you can open but you get no breeze in the room (as even if you open your room door due to the closed window on the corridor you don't get a cross breeze). We booked the place for 2 nights, the first night my husband and I each took 2-3 cold showers throughout the night to keep cool (ok we went during the heatwave but still). There is not really a front desk you can go talk to during the weekend. And there's very little service, no extra pillow, no extra towel, etc. The second night we couldn't take it anymore and had to abandon the room and book a second room at a different hotel. The thing is, I sent a message to the hotel a week before our stay to ask if there's AC, and they just never replied. Hotels.com said they typically respond within 2-3 days. If they had, we could have cancelled our booking and make other arrangements. Anyhow, the area is cute, and would be nice in the winter or even any cooler months.

Very clean and modern room with balcony. Great area and close to the tram, easy to get to. We really enjoyed our stay here. Only thing we missed was an AC as it was very hot (in July) but otherwise all good!

Great location, transport links on your door step and loads of lovely place to eat at Gare du Sud. The room was modern and clean, but there was no air conditioning which made the room unbearable in 32 degree heat. Also it was said that there would be a cleaner visit once during our stay, which we didn’t get, no fresh towels, no toilet roll, bins overflowing and no indication of where we were able to take the rubbish ourselves.

정말 정말 추천합니다 :)
정말 깔끔하고, 혼자사는 레지던스처럼 좋았어요. 테라스까지 있어서 정말 감동!!! 방도 분위기 있고, 만약 혼자 한다면 이렇게 해놓고 살아도 괜찮겠다 싶었습니다. 테라스에서 아침 저녁으로 간식챙겨먹으며 앉아있었어요. 바로 1층에 큰 마트도 있고, 바로 앞에 Gare de Sud라고 정말 힙하고 트렌디한, 요새 스타일의 푸드코트?같은게 있어요. 정말 분위기 좋아요ㅠㅠㅠ사람들도 꽤 많고. 거기서 저녁먹기 좋더라구요:) 바로 앞에 스타벅스나 큰 건물도 있고! 물론 바다와는 조금 멀지만, 숙소 옆 Gare de sud 바로 앞에 큰 대로변만 쭉 앞으로 걸으면, 백화점/대형마트 모노프리/각종브랜드들 구경하면서 바다로 금세 갈 수 있어요! 아 무엇보다도 여기...!!! 와이파이가 진짜 초고속입니다. 한국 수준 같아요.(제가 프랑스에 14일 몇개도시 투어하면서 여기가 제일 빨랐어요. 좋은 호텔들보다! 매일 사진 등을 클라우드에 업로드하는데, 업로드속도가 완전 한국같았어요ㅠㅠㅠ행복). 진짜 니스 숙소들 비싼데, 가성비도 좋고 위치도 괜찮고, 깔끔하고 숙소도 좋아서. 아주 만족스러웠습니다! 여기 3일 있고, 바다 앞에 웨스트민스턴 하루 있었는데! 3일이 충분히 만족스러웠습니다. 덕분에 니스의 다양한 구역까지 더 깊게 많이 볼 수 있었어요. 후기가 많이 없어서 제가 열심히 남겨봅니다 :) (아, 공항에서는 그냥 1.5유로 내는 일반버스타고 바로 앞까지 올 수 있고, 기차역도 근처인듯했습니다.). 혼자 가시는 분들 왕왕 추천 :)
