David is the gold standard of customer service. I’ve been pulling my hair out all day, thinking the Internet’s got issues and I admittedly haven’t made his day easy at all and what a gracious caring dude he is! Anybody who’s been in hotels knows what it feels like when somebody’s trying to just brush you off or make you feel like you’re bothering them and this guy could not be sweeter more understanding and just so helpful so happy that you’re even calling to ask him for help! What a relief to be able to call the desk with some issue in the room and the person not make me feel like I am gonna be thrown on the streets for it whatever raise he’s up for it needs to be doubled. Breath breath of fresh air

Black mold in the bathroom and around the windows, the floor in our room was collapsing in on itself, and it was just overall dilapidated and dirty. The beds were from like the 70s you could feel every spring in the mattress. It was by far the worst place we’ve ever stayed. The old owners would be ashamed of how it’s been kept up.

Nice simple hotel by the ocean. You can’t see the ocean but it’s a close walk. Parking ok, a little tight, we had the family room with 4 beds, which was great. Cleanliness ok, 3 out of 5 stars. Floor was laminate but wear slippers unless you want dirty feet. Bathroom shower was very small. But for the price and it being a basic motel, it was good.

Staff was very friendly at check in and during stay. We requested first floor room and unfortunately the guests above us were very noisy, walking with heavy boots or shoes the entire night and could hear conversations until 4am, we did not get any sleep. The room was fine, the toiletries and towels need to be upgraded, very thin and overused . The tv was set on a dresser close to the door and not bolted down and I accidentally hit it with my backback when entering the room and it fell to the floor. I reported the accident and was charged $220 to replace it.

Staff was great and the property is clean, but the facility is in need of work. Floors suffer from water damage (curled/cracked laminate). Exterior upper walkways are bubbled from expanding plywood. Beds are spring mattresses and slope to the center. Main parking lot has these short walls on one edge of the parking stalls that makes it almost impossible to get out of your vehicle. We checked out early.

Arrived just after midnight and the staff person was incredibly accommodating and offered us a late check out the following morning. We were given an accessible room which was HUGE and very clean and comfortable! Location cant be beat - right across the street from the ocean!

PROS: Staff was friendly, parking was free in a town where most lodging charges a high price to park, there is a great breakfast restaurant next door, and the location at the beach and close to Newport, Huntington Beach, Laguna Beach and everything in the surrounding areas was fabulous. A/C worked well. Nice roof-top deck with chairs and tables. CONS: The floor (some type of vinyl) was sticking up all over the room, causing black sealer/glue to cover the floor in a black dust, just from walking on the floor. My socks would not come clean. Also, the raised floor areas were a tripping hazard and so was the soft, "bouncy" floor in the room and on the upstairs walkway to the stairs. There was no elevator, so getting my suitcases upstairs was difficult (I'm 79). The beds were horrible!! The bedding seemed clean, but the mattress (advertised to be great) felt more like a box spring. It was incredibly hard and you could feel every spring in it. No padding on top of the springs at all. Room cleaning/supplying was poor. Cleaning only occurs when requested ahead of time (I'm on vacation - just clean my room!), towels, kleenex, toilet paper, also had to be requested. Even though we were two people paying to stay 7 days, they said we could only be given one roll of TP/day because "people steal it." When the room was cleaned, kleenex was not replinished and I had to ask for it. Towels were thin and small. I could say more, but out of characters.

Hotel was a good price. Cheapest. Nearest to Beach they also have beach cruisers bicycles. You can rent from a local vendor for about $20 for 24 hours that are located on the property just call Jason 949 -612 -8389 for bike rentals they don't serve any type of Continental breakfast, but there is plenty of other places to eat around the area

The hotel is one busy street crossing from the beach. They also have chairs, beach towels and boogue boards available to use. The room we stayed in was in pretty bad shape, warped floor and flooring that has been falling apart for some time. The rooms are very dated. Sound proofing is good but not enough to block out the groups of bullet bikes that like to rev their engines on the highway in the evening. The bed is mostly comfortable, but the linens are pretty stiff. We elected not to stay a second night and find someplace more tranquil.

Stay was OK

Our stay was nice room was clean but they had a very noisy portable air conditioner. The area is very close to enjoy all our activities. It did get very noisy late at night a lot of in and out not sure what that was doors slamming hard about every hour.

Best deal no frills

Best deal in Newport! Not too up scale. close to the ocean but you can't hear the waves. Very clean! Really good access to go north or south. Good food at the local restaurants: Capies and Spaghetti Bender.
